In the fall
Heating inspection
We run the heat through a full cycle, measure carbon monoxide, and check the parts that keep it lighting, venting and shutting off safely.
What we check7 points
Heating system. Burners, ignition and flame sensor, with a full heating cycle run and carbon monoxide measured.
Flue and venting. Draft, pipe slope, clearances and blockages, so exhaust leaves the house every time.
Gas line and shut-off. Connections leak-tested at the unit, and the shut-off valve worked.
Electrical and wiring. Disconnect, breakers and wiring checked for scorching, corrosion or loose connections.
Thermostat and safety controls. Including the limit and rollout switches that shut the system down before it overheats.
Blower and airflow. Blower wheel, motor and returns, for the airflow your system was built to move.
Air filter. Size, fit and condition. A starved filter overheats a furnace.
In the summer
AC inspection
We test the outdoor unit, the refrigerant lines and the drain that keeps water off your ceiling.
What we check7 points
Outdoor unit. Capacitor and contactor tested, and the coil checked for dirt, damage and blocked airflow.
Refrigerant lines and coil. The indoor coil, the line insulation, and any oil stains or icing that point to a leak.
Condensate drain and float switch. Drain line checked for clogs, and the overflow switch tested before water can reach a ceiling.
Electrical and wiring. Disconnect, breakers and wiring at both units.
Thermostat. Heat and cool changeover checked.
Blower and airflow. The airflow your system was built to move.
Air filter. Size, fit and condition. A starved filter freezes the coil.
Once a year
Plumbing inspection
The water heater first, then every shut-off, toilet, supply line and outside faucet in the house, with what we find written down and priced before any work.
What we check10 points
Water heater. Relief valve, venting, gas or electrical connections, temperature setting, and any corrosion or leaks. If it wants a flush we can do it while we are there, at the member price.
Main water shut-off. Opens freely, seals fully, and stays easy to reach in an emergency.
Gas shut-offs. Every gas appliance valve worked, and the fittings checked for leaks.
Toilets. Fill valve, flapper, supply line, wax ring seal and base.
Sump pump. Float switch tested, discharge line checked, and the backup checked if you have one.
Sewer cleanout. Access, cap condition, and any sign of backups or slow drains.
Outside faucets. Freeze protection, drips and shut-off.
Water pressure. Read with a gauge. The safe range is usually 40 to 80 PSI.
Supply lines. Sinks, dishwasher, washing machine and fridge lines checked for wear, bulging or corrosion.
Drains and vents. Visible drain lines and vent stacks checked for leaks, corrosion or bad slope.

Dryer vent cleaning
The whole line brushed and vacuumed, from the back of the dryer to the hood outside. It’s $299 on its own.

Airflow. Measured at the outside hood with the dryer running. Weak flow means a clogged line.
The full line. Brushed and vacuumed from the back of the dryer to the outside wall.
The hose behind the dryer. Checked for crushing, kinks, and foil or plastic that should be metal.
The outside hood. The flap opens freely, closes fully, and stays clear of lint and nests.
Photos and paperwork. Before and after photos, and a dated invoice for your HOA file.
Anything we find is priced first. If something needs cleaning, a part or a fix, you get the price at 15% off, and nothing happens until you say yes.

We brush and vacuum the whole line, from the back of the dryer to the hood on the outside wall. We check the hose behind the dryer for kinks and crushing, and we make sure the flap outside opens. You get before and after photos.

Many HOA handbooks in Northern Virginia ask for a yearly dryer vent cleaning and a receipt. Check yours. You get a dated invoice and before and after photos to send the association or your property manager.
Gas dryer?
Its exhaust leaves through the same pipe. If the line has a hole or a joint has come apart, that exhaust ends up in the room. Keep a carbon monoxide alarm nearby, and we check the whole line when we clean it.

The heating and AC inspections are done by our HVAC team, the plumbing inspection by our plumbers, and the dryer vent by the crew that cleans vents and ducts. What looks like a plumbing leak is often the AC’s drain line, and with both teams in one company nobody points at the other trade.
We’re family owned and work out of Chantilly. Our Virginia license number is on the side of our vans, so you can look us up before we arrive.

Is it worth it if I only care about the dryer vent?
The vent on its own is $299. The plan is $199 and includes it, so you’re $100 ahead before we inspect anything else. If you’re booking a duct cleaning anyway, the vent drops to $199 as an add-on.
What does the 15% cover?
All repairs and service. It doesn’t apply to new equipment or replacements. Those get their own member discounts: $500 off a new heating or cooling system and $200 off a new water heater.
I have two systems. What does it cost?
$259 a year for two and $319 for three. Each system gets its own heating and AC inspection. The plumbing inspection and the dryer vent cleaning are once a year for the house.
