Prices, rounded and published

What plumbing costs in Northern Virginia

Sixteen jobs that cover most calls, what each one runs, and what moves the number. Every label goes through to the long version.

Aisle 1

Drain cleaning and sewer lines

A SwiftPro plumber tightening the banded coupling that joins new PVC drain pipe to the existing drain stack inside an opened wall in a Northern Virginia home
New PVC drain pipe tied into the old stack through an opened wall.

$200to$800

Drain cleaning, one fixture

Kitchen sink, bathroom sink, tub, shower, or a toilet augered. Which fixture it is barely changes the work.

$550to$1,650

Main sewer line cleaning

The one pipe carrying the whole house to the street. How far down the blockage sits decides the day.

$7,500to$9,000

or $81 to $97 a month

Sewer line replacement, dug up

Rock and clay are why digging here costs what it does. Trenchless lining exists to avoid it.

Monthly figures: the whole price financed over 15 years at 9.99% APR, on approved credit. The lender sets the final terms. How financing works

Aisle 2

Toilets, disposals and leak detection

An opened bathroom wall cavity in a Northern Virginia home exposing the copper supply piping SwiftPro repaired after a leak
We opened this wall after the leak was found. Finding it first means one hole, not four.

$250to$900

Toilet repair

Fill valve, flapper, wax ring, rebuilt tank. The smallest job here, and the biggest quiet waster of water in a house.

$200to$500

Leak detection

Finding it, not fixing it. Acoustic and pressure work before anyone opens a wall.

Aisle 3

Water heaters and sump pumps

Two SwiftPro plumbers wheeling a new water heater on a hand truck from a wrapped SwiftPro van to a Northern Virginia townhouse
Two of our plumbers wheeling a new water heater up from the van on a snowy morning.

$2,750to$10,500

or $30 to $113 a month

Water heater replacement

Tank or tankless. Permit, expansion tank, pan and haul-away are in the number, not added afterwards.

$199

Water heater flush

Or $99 right now, with the whole-home plumbing safety check on the same visit.

$697

Sump pump replacement

Installed, in the pit you have. A new pit, a battery backup or work on the outside discharge line is extra.

Monthly figures: the whole price financed over 15 years at 9.99% APR, on approved credit. The lender sets the final terms. How financing works

Aisle 4

Repiping, valves and gas lines

A SwiftPro plumber sweating a copper supply pipe joint inside an opened wall during a plumbing repair in a Northern Virginia home
Sweating a new copper joint inside an opened wall.

$1,000to$12,000

or $11 to $129 a month

Repiping

A section under one fixture is an afternoon. The runs through a whole basement are a different job.

$3,500to$8,000

or $38 to $86 a month

Water service line replacement

The pipe from the meter to the house. You don’t own it until it crosses your property line, then you very much do.

Monthly figures: the whole price financed over 15 years at 9.99% APR, on approved credit. The lender sets the final terms. How financing works

A range is not your number. Where you land is the access, the age of the pipe, and what we find when we look. You get yours the short way: a plumber looks, and the price is in writing before anything comes apart.

What is it doing right now

Most plumbing calls are one of these eight. Yours tells you whether you have an afternoon or ten minutes.

While you were out

Caller says

Nothing drains anywhere

  • Urgent
  • Today
  • Can wait

Slow fixtures on two floors share one pipe: the main line. Stop running water and call. Flushing again is how a slow main becomes a basement floor.

What a blocked main costs

While you were out

Caller says

One sink or tub is slow, the rest are fine

  • Urgent
  • Today
  • Can wait

That is the branch under that fixture, not the main, so you have time. Pulling the hair off the pop-up stopper fixes it more often than you’d think.

Fixture or main line

While you were out

Caller says

A toilet that won’t stop running

  • Urgent
  • Today
  • Can wait

Usually a flapper or a fill valve, the cheap end of the toilet repair range. It wastes water every hour it runs.

Why it keeps running

While you were out

Caller says

No hot water this morning

  • Urgent
  • Today
  • Can wait

Gas or electric changes what we check first. Pilot and gas valve on one, elements and the upper thermostat on the other.

What to check first

While you were out

Caller says

Water on the floor around the tank

  • Urgent
  • Today
  • Can wait

A tank leaking from the bottom is finished. Nobody can repair rusted-through steel, and anyone offering to is selling you a delay.

Leaking from the bottom

While you were out

Caller says

Weak pressure at every fixture

  • Urgent
  • Today
  • Can wait

Whole house rather than one faucet is usually the pressure reducing valve at the main, not your pipes.

Whole-house water pressure

While you were out

Caller says

A wet patch and no obvious source

  • Urgent
  • Today
  • Can wait

A water meter that creeps with every tap shut means a leak between the street and you. We find it before anybody opens a wall.

How leak detection works

While you were out

Caller says

It smells like sewage, or the basement backed up

  • Urgent
  • Today
  • Can wait

Roots, a bellied line, or old clay come apart. The sewer camera tells you which, and that decides whether the yard comes up at all.

One slow sink is not a blocked main

One slow fixture is the branch under it. Two on different floors is the pipe they share, and that is the main sewer line. It is the first thing we ask on the phone.

Ask a plumber

Not sure which one you have? Describe it and we’ll tell you.

If it is happening right now

Emergency plumber in Fairfax, answered 24/7

Four things, in this order, before you call anyone. The difference between a wet floor and a wet house.

Main water shutoff

Water where it should not be

  1. Close the main

Where the water enters the basement or crawl space, near the meter, often beside the water heater. Clockwise until it stops.

  2. Close the water heater too

A second valve sits on the cold line at the top of the tank. Closing it stops the tank emptying itself after the first leak.

  3. Kill the power if water is near it

A panel, a furnace, a washer. If water is heading for one and the breaker is dry and reachable, kill it before you mop.

  4. Then call, and say what you already shut

It changes what we put on the truck. We answer around the clock, and you get a person.

Ten minutes on a dry day

Find your shutoff valves before you need them, and read what to do with a burst pipe. In January they are the two most useful pages here.

New tenants in the rental property had a problem with their drain. Property manager sent their plumber said they snakeed the drain and could not solve the clog. Wanted $800 to snake the drain through the roof vent. Called Swift Pro and James Milligan solve the problem in 15 minutes saving me hundreds of dollars.

Our water heater died on Friday night around 7:30pm. We called SwiftPro, and by 10pm we had quotes, a phone call explaining the options, followed by a signed contract and an appointment to have a new one installed Saturday morning. We’ve also used SwfitPro before for HVAC services, and each time they have been quick to respond, always pleasant to deal with, thorough in their work, and competitive and fair in their pricing.

Very fast response to my initial inquiry. Set up an appointment for the next morning and the technician, Xavi, arrived in the agreed-upon timeframe. He went to work right away, assessing the problem with our sump pump, explaining it to me, and providing a potential solution, including full transparency on pricing. The work was done quickly and expertly. He even took time to explain to me why it happened and steps I can take to prevent it in the future.

SwiftPro HVAC came out to do a plumbing maintenance check. The check was included with my recent new HVAC installation. The technician (James Milligan) was very professional and quickly evaluated my faucets, toilets, water heater, washing machine lines, main water intake valve, all cut-off valves and visible pipes. Now I have an estimate for needed maintenance repairs.

Fast service and very knowledgable. The technician helped me with both a garbage disposal and water softer issue. He was friendly and easy to talk to about future needs.

Six plumbing jobs, copied as written, typos and all. The first is somebody else’s quote for fifteen minutes of work, which is the argument for a second number. We don’t write, edit, buy or remove reviews.

Licensed, insured, and permitted where it counts

Virginia Class A contractor #2705192276. Water heaters, gas work and sewer replacements get pulled permits, because the next buyer’s inspector asks.

Sometimes the answer is no

If a repair buys you five more years we will say so instead of selling a replacement.

Already holding a quote from somebody else? Send it over. A free second opinion costs nothing, and we have talked people out of work they were about to pay for.

While we are talking about it

The plumbing worth doing on a schedule

Not everything needs a yearly visit. A cleared drain stays cleared. These five genuinely repeat.

Questions we hear every week

Plumbing questions, answered straight

Do you have a 24-hour emergency plumber in Fairfax?

We answer around the clock, and you get a person. If water is running that you can’t stop, say that first. If it can safely wait until morning, we’ll tell you so instead of selling you an after-hours visit.

What does a plumber cost in Northern Virginia?

A plumbing diagnosis visit is $49, or $250 after hours. The sixteen ranges above cover most repairs, the number is in writing before a tool comes off the truck, and the repair is 15 percent off with a Comfort+ membership.

What does drain cleaning cost?

$200 to $800 to clear one fixture, and $550 to $1,650 for the main sewer line, the pipe carrying the whole house to the street. A sewer camera inspection added to a visit we’re already making is $89; Comfort+ members get one every year.

How much does toilet repair cost?

$250 to $900, and it is usually a flapper, a fill valve or a wax ring. A new toilet installed runs $800 to $1,300 with us supplying it.

Will the price change once you’re here?

Not after it’s in writing. If what’s behind the wall isn’t what you described on the phone, we stop and show you before carrying on, not after.

Who is the best plumber in Northern Virginia?

Judge it on evidence, not an ad. Ours: 4.9 stars on Google from 889 reviews, a Virginia Class A license (#2705192276), our own plumbers, and the price in writing first. Ask whoever you call for the same four things.

Which parts of Northern Virginia do you cover?

Fairfax, Loudoun, Prince William, Arlington and Fauquier counties. Chantilly is home, and the vans run out from there every morning.

Can you tell me if another company’s quote is fair?

Yes. Book a free second opinion and send it over.

Do you handle the permit?

On water heaters, gas work and sewer replacement, yes, and it’s already in the price. The next buyer’s inspector will ask for it.

How fast can somebody get here?

Often same-day, and we will tell you honestly when we can get there. If water is running and you cannot stop it, say so when you call.

Do you work on commercial buildings?

Yes, including backflow testing and certification.
