Sixty years of houses under one Sterling address.
Across Sterling’s Census places, about two in ten homes went up before 1980, more than half in the 1980s and 90s, and about a quarter since 2000. Which of the three is yours decides most of what we find.
Sterling Park, south of Route 7, is where it started. The volunteer rescue squad was answering calls from a gas station garage at Holly and Commerce in 1964, and about four in ten homes in the part the Census calls Sterling went up before 1980. Just over half the owners there heat with electricity, so a heat pump with electric backup is as likely as a gas furnace, and the original houses drain through cast iron.
North of Route 7, Sugarland Run is close to Sterling Park’s age, but Countryside, Cascades and Lowes Island went up mostly in the 1980s and 90s, many of them as townhouse rows. That’s the window when grey polybutylene supply pipe went into houses, roughly 1978 to 1995, so it’s worth knowing what yours is plumbed with. Fuel flips between neighborhoods: close to eight in ten Countryside owners heat with electricity, while gas heats seven or eight homes in ten in Cascades and Lowes Island.
The newest Sterling is the condo buildings around Dulles Town Center and the townhouse streets of Oak Grove and Arcola, whose homes all carry 20166 mail. Most of it went up after 2000, and more than eight in ten owners there heat with gas. Around Dulles Town Center seven in ten homes are rented, so the person booking is often an owner or a property manager rather than whoever lives there.
Whichever way your house heats, one call covers it.
Our HVAC techs and our plumbers are separate crews, so whoever comes to your heat pump spends the day on heating and cooling, and whoever comes to your water heater spends it on plumbing.
Heating
Close to six in ten Sterling owner homes heat with gas and about four in ten with electricity, which usually means a heat pump with backup strips in the air handler. Our Sterling furnace repair page prices the common repairs, and the dual fuel guide covers pairing a heat pump with a gas furnace. A few homes burn propane, and we work on those furnaces too.
Cooling
Where the heat is electric, the outdoor unit does double duty, cooling in July and heating in January, so it runs most of the year. Where it’s gas, a central air conditioner shares the furnace’s blower. Air conditioning, duct cleaning and dryer vent cleaning in Sterling each have a page of their own.
Plumbing
Sterling Park’s original houses bring cast iron drains, the 1980s and 90s streets bring the polybutylene question, and the townhouses from the 2000s are reaching their first water heater replacement. On Loudoun Water, the pressure reducing valve, if the house has one, belongs to the owner, not the utility.

No town government here, so Loudoun County signs off.
Your water
Loudoun Water supplies Sterling from the Potomac, and from Goose Creek when needed. It treats some of that water itself and buys the rest, treated, from Fairfax Water. It prints no hardness figure of its own and points customers to Fairfax Water’s Corbalis plant, which measured between 4.1 and 10.8 grains per gallon through 2025, and it says the water usually runs harder in the warmer months.
Reports: Loudoun Water, points you to Fairfax Water’s figures.
Your permit office
Sterling isn’t an incorporated town, so Loudoun County issues every permit here. Swapping a gas furnace or a gas water heater takes one even like for like, though since October 2025 the county asks for no plans when the BTUs and the spot stay the same. An electric water heater replaced in place falls under Virginia’s exemption for appliances that burn neither gas nor oil, and in the electric half of Sterling that’s the usual kind.
Permit pages: Loudoun County.
Your sewer line
From the house to the edge of the public right of way, the building sewer is yours to maintain. Inside the right of way, only Loudoun Water may repair it, and when your section is replaced, an inspector from Loudoun Water has to see the new pipe before it’s buried.

In our customers’ own words.
Excellent experience from beginning to end. Prompt response when our AC went out on a 93-degree day. The technician explained the issues and did not try to upsell me on anything I didn’t need. Highly recommend.
SwiftPro HVAC came out to do a plumbing maintenance check. The check was included with my recent new HVAC installation. The technician (James Milligan) was very professional and quickly evaluated my faucets, toilets, water heater, washing machine lines, main water intake valve, all cut-off valves and visible pipes. Now I have an estimate for needed maintenance repairs.
New tenants in the rental property had a problem with their drain. Property manager sent their plumber said they snakeed the drain and could not solve the clog. Wanted $800 to snake the drain through the roof vent. Called Swift Pro and James Milligan solve the problem in 15 minutes saving me hundreds of dollars.

All of 20164, 20165 and 20166.
South of Route 7: Sterling Park, out from the streets around Holly Avenue, Commerce Street and Sterling Boulevard. North of it: Sugarland Run, Countryside, Cascades, Lowes Island and Potomac Falls. The newer side: the condos around Dulles Town Center, and Kincora, Oak Grove and Arcola, whose homes all carry 20166 mail. Next door:
What Sterling homeowners ask us.
Is Sterling a town?
Not in the legal sense. Sterling is a mailing name across three ZIP codes, 20164, 20165 and 20166, in unincorporated Loudoun County, and the Census splits it into a string of separate places: Sterling itself, Sugarland Run, Countryside, Cascades, Lowes Island and more. With no town government, Loudoun County handles the permits and Loudoun Water the water. SwiftPro serves all of it at one set of prices.
Is Arcola part of Sterling?
For the mail, yes. The Census counts Arcola as a place of its own, but its homes carry Sterling 20166 addresses, and so do Oak Grove’s and Kincora’s. Nearly all of Arcola went up after 2000, its median owner home in 2017, so many of its furnaces and water heaters are still the ones the builder installed. SwiftPro works there at the same prices as the rest of Sterling.
Is a Sterling house more likely to have a heat pump or a gas furnace?
It depends on the neighborhood. Around Sterling Park just over half of owner homes heat with electricity, and in Countryside close to eight in ten do, usually with a heat pump. In Cascades, Lowes Island, Oak Grove and Arcola, gas leads by a wide margin. A quick check: a gas meter on the outside wall and a vent pipe running from the furnace mean gas.
Who fixes a sewer backup between a Sterling house and the street?
That depends on where the blockage sits. Your side, from the house to the public right of way, is yours, and a plumber clears or repairs it. Past that point Loudoun Water does the repair itself. SwiftPro runs a camera down the line first, $89 when it’s added to a visit, so you know whose problem it is before anybody digs.
Who owns the water pressure regulator on a Sterling house?
You do. Loudoun Water’s rules put the pressure reducing valve entirely on the customer, so when one fails and the pressure in the house climbs, the fix is yours to arrange. Toilets that keep running, pipes that bang and a relief valve dripping at the water heater are the usual signs. Replacing the valve is a line in the price list above.
