Sterling’s heat pumps spend more of the year heating than cooling.
The Census counts a heat pump as electric heat, and about four in ten Sterling owner homes heat that way. Countryside leads at close to eight in ten. The part around Sterling Park is just over half, and Sugarland Run a little under. Lowes Island drops to about a quarter and Cascades to under a fifth, and in Oak Grove and around Dulles Town Center it’s about one in ten or fewer.
Out here a heat pump’s year is mostly heating. NOAA’s 1991 to 2020 normals for Dulles Airport, beside Sterling, count 4,604 heating degree days against 1,233 cooling degree days, nearly four to one, and the January normal low is about 25 degrees, five colder than at Reagan National. So on a Sterling replacement, cooling tonnage is half the question; the other half is the heat it still puts out on a cold night.
ENERGY STAR gives a yardstick. Its cold climate label asks that a heat pump keep at least 70 percent of its 47 degree heating output at 5 degrees. Dulles drops to 10 degrees or colder about five nights a winter, so a unit near that mark hands less of the load to the electric strips in the air handler.
In Sugarland Run and the gas half of Sterling Park, the other path is dual fuel. If a gas furnace already heats the house, a heat pump can take the air conditioner’s spot outside, carry the mild days, and hand the coldest nights to the furnace. Our dual fuel guide lays out how the pairing works. In mostly gas Cascades and Lowes Island, that’s the usual heat pump job.
How the houses across Sterling are heated.
Census figures for the owner-occupied homes in each place, and what that usually means for a heat pump.
| Place | Median home built | Most homes are | Heated with | What a heat pump job usually looks like |
|---|---|---|---|---|
| Sterling | 1979 | single-family houses, about 5 in 10 | electricity, about 5 in 10 | Electric heat leads, which here means heat pumps: often a like-for-like swap. |
| Lowes Island | 1996 | single-family houses, about 6 in 10 | gas, about 7 in 10 | 1980s and 90s gas houses, most on a second air conditioner, the part a heat pump would replace. |
| Cascades | 1996 | townhouses, about 4 in 10 | gas, about 8 in 10 | 1980s and 90s gas houses, most on a second air conditioner, the part a heat pump would replace. |
| Sugarland Run | 1983 | single-family houses, about 6 in 10 | gas, about 5 in 10 | 1980s and 90s gas houses, most on a second air conditioner, the part a heat pump would replace. |
| Dulles Town Center | 1998 | condo and apartment buildings, about 5 in 10 | gas, about 9 in 10 | Condo and apartment buildings: compact closet systems, and the association decides where an outdoor unit goes. |
| Arcola | 2017 | townhouses, about 5 in 10 | gas, about 8 in 10 | Gas houses built since 2012, most still on their original systems. |
| Oak Grove | 2005 | townhouses, about 8 in 10 | gas, about 9 in 10 | Gas houses from the 2000s, where an aging air conditioner can give way to a heat pump. |

When a heat pump in Sterling is worth replacing.
A repair every winter, three winters running
A Countryside or Sterling Park heat pump in its teens has worked both seasons every year since it went in. A fan motor one January, a defrost board the next, a reversing valve after that: once the repairs come yearly, price the replacement beside the next one. The $99 diagnostic visit prices both.
Aux heat is on all day
When the heat pump can’t keep up, the electric strips take over, and they cost far more to run. Aux heat on for hours is the sign.
The AC quit, and you heat with gas
A heat pump can go where the air conditioner sat, heat on mild days and leave the cold nights to the furnace. That’s dual fuel.
How to pick the best heat pump installer in Sterling.
Questions to ask anybody who quotes you, us included.
Did they show you its heating output in the cold, not only its size?
Two heat pumps sold as the same tonnage can heat very differently on a January night. Ask for each quoted unit’s rated heating output at low temperatures, and whether it carries ENERGY STAR’s cold climate label.
Did they size it, or copy the old label?
Copying the old nameplate repeats whatever guess was made when the house was built. The wrong size runs worse in both seasons.
Is the air handler in the price?
A heat pump system is the outdoor unit plus the air handler inside. Ask whether the quote covers both, matched, in writing.
Who sets up the backup heat?
Set wrong, the electric strips run on mild days. Ask who programs the thermostat and at what outdoor temperature the strips may come on.

Heat pump replacement questions from Sterling.
Is a Loudoun County permit needed to swap a heat pump in Sterling?
Usually not, for one heat pump traded for another in a house or townhouse. Virginia’s building code exempts replacing electric heating and cooling equipment, and Loudoun County, which handles every permit in Sterling, says nothing different for electric swaps. An extra system or a moved unit is another matter, and any owner can still ask for a permit and inspection.
Our Countryside house is all electric. Is a heat pump the only option?
Without a gas line, a heat pump system is the usual choice, $8,499 to $21,650 installed for the outdoor unit and the air handler. In an all-electric Countryside house the real decision is a standard heat pump or a cold climate one, and the HVAC estimator prices your size.
How much does heat pump replacement cost in Sterling?
$8,499 to $21,650 installed for a heat pump system, the outdoor unit and the air handler, 2 to 5 ton. A small single-stage system lands near the bottom, a big variable-speed one near the top. The HVAC estimator narrows it to your house.
Should I get a heat pump, or a furnace and air conditioner?
A heat pump system runs $8,499 to $21,650 installed; a gas furnace and air conditioner together, $8,898 to $23,000. No gas line usually means a heat pump. With gas, you can keep the furnace and add one; our heat pump vs gas furnace guide runs the numbers.
