What’s different in Sterling

Sterling’s water heaters split between gas and electric, and the flush follows.

Sterling is on Loudoun Water. Its 2025 report says the water comes from the Potomac River, and from Goose Creek when it’s needed, treated by Loudoun Water and by its wholesaler, Fairfax Water. The report prints no hardness figure, and Fairfax Water’s Potomac plant ran 4.1 to 10.8 grains per gallon in 2025. That’s a yearly flush for a tank, and past the 4 grain line where Navien puts a tankless without a softener on a yearly descale.

Loudoun Water’s FAQ also gives you a test worth knowing. If you find white grit in a faucet screen, drop it in a little distilled vinegar. Calcium from the water heater fizzes or dissolves within a day; pieces of a broken plastic dip tube don’t. Either way its advice is to flush the water heater, and the plastic answer tells us to check the dip tube while the tank is empty.

The fuel decides what the flush involves. Countryside is the most electric corner of Sterling, nearly eight in ten owner homes, and Sterling proper south of Route 7 is just over half; there the heater is usually electric too, and the sediment that matters is the layer burying the lower element. Cascades and Lowes Island lean the other way, seven or eight in ten on gas, so the flush there takes in the burner, the flue and a check that it’s drafting.

Most of Sterling went up between 1980 and 2000, so the heater you have is rarely the first one the house had. The date on the label tells us its age. A tank in its teens that’s never been drained can start dripping at the valve once it’s opened, so on an old one we read the date first and tell you whether the flush is worth your money or the replacement is.

When it’s due

Why people in Sterling book a flush.

White grit in the faucet screens

Loudoun Water lists it as calcium from the water heater or bits of the dip tube. Either one means the tank wants draining, and a cup of vinegar tells you which one you’ve got.

It pops or rumbles

That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.

Nobody knows when it was last done

Which is most houses. The drain valve at the bottom of the tank has usually never been opened.

Choosing who does it

How to pick who flushes your water heater in Sterling.

Questions worth asking anybody you call, us included.

  1. On an electric tank, do they clear the bottom element?

A lot of Sterling heats with electricity, so a lot of its water heaters are electric. Sediment settles around the lower element first, so ask whether the flush clears it, not just whether the water runs clear at the end.

  2. Do they check the anode rod and test the relief valve?

The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.

  3. On a tankless, do they pump descaler through it?

A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

Questions

Water heater flush questions from Sterling.

Is Sterling’s water hard?

Moderately hard to hard. Loudoun Water doesn’t print its own number, and the Potomac water that Fairfax Water treats for it measured 4.1 to 10.8 grains per gallon last year. Plan on draining a tank once a year, and descaling a tankless once a year unless a softener is doing that work.

Can a water heater in a Dulles Town Center condo be flushed?

Yes. With no floor drain in a closet, it drains slowly into a bucket or down the washer’s drain, and the pan under it gets a look while the tank sits empty. Most homes there are rented, and if you’re the tenant, the owner books it.

How much does a water heater flush cost in Sterling?

$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
