Basement houses from the early 2000s in Cook Inlet, and much older ones on Backlick Road.
The 2020 Census counted 3,465 homes with a 22060 ZIP. About 2,100 are family housing on post, and most of the rest sit in a retirement community and two rental apartment buildings. That leaves roughly 270 houses, and this page is about them.
Cook Inlet is the county’s name for the subdivision on Inlet Cove Drive, Point Replete Drive and Stone Inlet Drive. Fairfax County’s records list 256 houses there, 148 detached and 108 townhouses, nearly all built in 2002, 2003 or 2004, and every one with a full basement, central air and a gas line. Picture a gas furnace and a gas water heater downstairs, a condenser out back, and supply pipe new enough to be copper or plastic rather than galvanized steel.
Twenty-some years in, that’s when the big replacements come due. A tank water heater rarely lasts that long, so one still original to the house is living on borrowed time, and a furnace or air conditioner that came with the house is near the end of its run. The air conditioners are the tricky part: a unit built before 2010 most likely runs on R-22, a refrigerant that hasn’t been made or imported in this country since 2020.
Accotink, on Backlick Road by Route 1, is the old corner of the ZIP. The county dates one house there to 1900 and six to 1925, and its records show no gas available to nearly all the Backlick Road lots, so those houses heat with electricity or a fuel brought by truck. A house that age usually keeps some galvanized supply pipe or cast iron drain somewhere inside it.

Heating
In Cook Inlet a no-heat call usually ends at the gas furnace in the basement: a flame sensor, an igniter, a draft inducer motor, or a twenty-year-old heat exchanger that settles the repair-or-replace question by itself. On Backlick Road, where there’s no gas, it’s usually a heat pump or a furnace on propane or oil. We don’t work on oil burners, but we’ll price a heat pump to take one’s place.
Cooling
An original Cook Inlet condenser can still be serviced, but the R-22 it runs on comes only from old stock now, so a leak on one of those units is worth fixing only if the rest of it is sound. We’ll put the repair price and the replacement price side by side and let you choose.
Plumbing
The water heater sits in the basement next to the furnace, and in Cook Inlet it burns gas, so swapping it takes a Fairfax County permit. Water comes from Fairfax Water, the drains run to the county’s Noman M. Cole plant, and the sewer pipe from the house to the main belongs to the owner. That pipe is work we do.

Your water
Cook Inlet and Accotink are inside Fairfax Water’s service area, and in this end of the county its water generally comes from the Griffith plant, which treats Occoquan Reservoir water. The post buys its water from the same utility, and American Water runs the pipes inside the fence.

Your permit office
Fairfax County issues the permits for every off-post house. A gas furnace or gas water heater swap needs one even when the new unit matches the old, along with a chimney vent certification, and a heat pump or air conditioner on the newer A2L refrigerants needs a certification filed with its permit. If a water heater fails outright, Virginia lets the new one go in first, with the application in by the end of the next working day.

Your sewer, and your basement
Fairfax County’s maps put Cook Inlet in its Fort Belvoir sewershed and the Accotink houses in the Accotink Village sewershed, both treated at the Noman M. Cole plant. The lateral, from your house to the county main, is yours the whole way, the stretch under the street included. Cook Inlet also sits on Coastal Plain soil that drains slowly, with a water table the county’s soil map puts as little as two feet down, so a sump pump in one of those basements earns its keep.

My Cook Inlet air conditioner is the original. Repair it or replace it?
If it went in with the house it has run more than twenty summers, and it most likely uses R-22, which hasn’t been made or imported since 2020. A worn run capacitor ($240 to $370) or a clogged condensate drain ($175 to $420) is still worth fixing on a sound unit. A refrigerant leak is where we’d show you the repair next to a new system before you decide. The National Weather Service has logged heat indexes around 110 at Fort Belvoir three different summers, and an old unit is the one that quits on a day like that.
Why does my Cook Inlet water heater need a permit if it’s the same model?
Because it burns gas. Fairfax County wants a permit and a chimney vent certification for any gas appliance swap, like for like included. Our water heater estimator builds the permit into the price, and a tank water heater installed runs $2,757 to $7,494.
Is there gas on Backlick Road in Accotink?
Mostly not. Fairfax County’s parcel records show gas unavailable to nearly every Backlick Road lot, so those houses heat with electricity, propane or oil. We repair and replace heat pumps and propane furnaces and water heaters. We don’t work on oil burners; for the oil equipment itself, call an oil service company, and if you’d rather be done with oil, we’ll price a heat pump or a propane furnace.
I rent a house in Cook Inlet. Can I call you?
Yes. About a third of Cook Inlet’s houses were rented in the 2020 Census, and in most leases a repair is the owner’s to approve. Bring in the owner or the property manager, and we’ll give whoever is paying a price in writing before any work starts.
