What’s different in Fort Belvoir

Off post at Fort Belvoir: Cook Inlet’s R-22 condensers on basement gas furnaces.

Outside the fence, most houses with Fort Belvoir mail sit in Cook Inlet, and Fairfax County’s records date nearly all 256 of them to 2002 through 2004, each built with central air. An outdoor unit from those years most likely left the factory charged with R-22. Production of that refrigerant ended in 2020, so a leak gets topped off from a shrinking supply while the copper and the indoor coil keep aging. The federal energy department plans on about 18 years for a central AC in this climate. A builder original here is past twenty.

The county shows a gas connection at all 256 Cook Inlet lots, which is why an AC on its own is the usual job. The basement furnace keeps the heating, and the new condenser gets a new cooling coil that sits on top of that furnace and uses its blower. A furnace from the same week as the AC is just as old, though, so its label deserves a read before anyone quotes the condenser alone. Bigger detached houses often add an attic system for the top floor, priced as its own AC.

Cook Inlet’s 108 townhouses set the condenser in a small back yard or beside a deck, so the replacement has to fit the old one’s spot and keep its clearances. Then the paperwork. Fairfax County lists replacing a cooling system as mechanical permit work, and because new air conditioners run on the newer A2L refrigerants, the county also asks for an A2L refrigeration system certification with that permit. Swapping a 2003 R-22 unit means both. Ask the installer to name the new refrigerant, the permit and who files the certification, all on the written quote.

Backlick Road in Accotink is the other side of 22060. The county shows gas unavailable to 18 of its 19 lots, on houses it dates from 1900 to 2010, so a furnace with central air is the exception there. Without a gas line the cooling usually comes from a heat pump, and a worn out heat pump gets replaced as one, $8,499 to $21,650 installed. A propane furnace with an AC is the case for an AC-only swap. On post, The Villages at Belvoir keeps up the heating and cooling in family housing, some of it geothermal.

When it’s time

When a new air conditioner makes sense in Fort Belvoir.

It needed refrigerant two summers running

A Cook Inlet condenser that wants a top-off every summer is leaking, and on a builder unit from 2002 to 2004 that’s R-22 going out. Each refill buys a season at best, the coil and copper are as old as the leak, and the compressor is next. When the recharge quote looks like a down payment, price the new AC beside it.

The compressor failed

It’s the pump at the heart of the outdoor unit and its costliest part. Out of warranty on an older unit, the repair can come close to half the price of a new AC, the point where Goodman says replacing may be the better money.

It’s fifteen or older and acting it

The Department of Energy plans on about 18 years for a central air conditioner in Virginia’s climate. Past fifteen, parts get harder to find and each repair buys less time.

Choosing who installs it

How to pick the best AC replacement company in Fort Belvoir.

Questions to ask anybody who quotes you, us included.

  1. Did they read the furnace label before quoting the AC alone?

In Cook Inlet the furnace and the air conditioner usually went in the same year. A quote for the condenser alone, written without a look at the basement furnace, skips half the decision. Ask the tech to read both labels, tell you the furnace’s age plainly, and put the AC-only price beside the pair at $8,898 to $23,000.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Fort Belvoir.

Who replaces the air conditioner in on-post housing?

The Villages at Belvoir, the Army’s Residential Communities Initiative partner, runs the family homes on post, cooling included, and residents put repairs in as a service request with The Villages. We don’t replace equipment there. Off post, a Cook Inlet or Backlick Road house is ours to measure, and a $99 diagnostic says first whether it’s still a repair.

I rent off post. Can I book the replacement myself?

The air conditioner belongs to the owner, who usually approves and pays for a new one, so start with your landlord or property manager; many leases spell out who calls. Renters held about a third of Cook Inlet’s homes at the 2020 Census. The tech can measure with you there, and the written price goes to whoever signs.

How much does a new AC cost in Fort Belvoir?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.

Ready when you are

The range first, then your number.

Call, or send the form at the top. A tech measures the house and puts the installed price in writing before anything is ordered, and if the old AC is worth fixing, you’ll hear that first.
