What’s different in Aldie

Aldie’s air conditioners are mostly young, and most sit on a gas furnace.

Gas heats close to eight in ten owner homes across 20105, and in Stone Ridge it’s nearer 86 percent. In a gas house the air conditioner is two pieces hung off the furnace: the condenser on its pad outside and a coil on top of the furnace cabinet, borrowing its blower. When the condenser is the piece that quits, the furnace stays, and a new outdoor unit goes in with a coil built to match it. In a ZIP this heavy on gas, that’s the swap most houses need.

Then there’s age. The median owner home in 20105 went up in 2013, so a typical original air conditioner here has a dozen or so summers on it, well short of the roughly 18 years the Energy Department figures on for central air in this climate. Systems that young run on R-410A, which can still be serviced, so a leak or a tired fan motor is usually worth fixing. On a house from the 2010s, the $99 diagnostic comes first, the repair written down beside the replacement range.

Stone Ridge is where the originals run out first. Its median owner home dates to 2009, and the switch from R-22 to R-410A came at the start of 2010, so a condenser that came with one of the earlier Stone Ridge houses may still hold R-22. That refrigerant went out of production in 2020, which turns a leak into a decision. The furnace under that coil is the same age, though, so on a 2009 original it’s worth pricing the pair, $8,898 to $23,000, beside an AC alone, and picking with both numbers in front of you.

Stone Ridge is mostly townhouses, 56 percent of its homes, each condenser on a small pad behind the unit with the neighbor’s a few feet off. The association’s design standards keep a same-spot swap simple: an existing approved air conditioner can be replaced with no application. A new pad, an added unit or a move needs an approved application before the install. In the old village along Route 50, the county’s historic district reviews most exterior changes before work starts, so a condenser headed for a new spot there gets asked about first.

  • Most homes aresingle-family houses, about 6 in 10 Census
  • Heated withgas, about 8 in 10 Census
  • Rentedabout 1 in 10 Census
  • Townhouse condensers sit in tight side yards and on decks, so the new one has to fit the same pad and the same clearances.
  • The typical owner’s house here went up in 2013, so plenty of air conditioners are still the builder’s originals, short of their fifteenth summer.

When it’s time

When a new air conditioner makes sense in Aldie.

A Stone Ridge original that needs refrigerant again

Refrigerant topped off on a leaking system lasts until it leaks out again. On a Stone Ridge condenser from 2009 or earlier, read the label plate on its side panel: if it says R-22, each recharge comes out of old stock, since production ended in 2020. That’s when a $99 diagnostic and the replacement range belong side by side.

It’s the builder’s AC, and it keeps failing

At least half the houses here went up since 2010, so the AC is often the original and still young. A young AC is usually worth repairing: get the $99 diagnostic and the repair price before anybody prices a new one.

The compressor failed

It’s the pump at the heart of the outdoor unit and its costliest part. Out of warranty on an older unit, the repair can come close to half the price of a new AC, the point where Goodman says replacing may be the better money.

Choosing who installs it

How to pick the best AC replacement company in Aldie.

Questions to ask anybody who quotes you, us included.

  1. Did they look at the furnace you’re keeping?

In a gas house the new coil sits on your furnace and runs on its blower, so whoever quotes the AC should open the furnace cabinet too. Ask whether the blower can move the air the new system needs and whether the coil fits the cabinet cleanly. It’s a short look, and it belongs on the written quote.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Aldie.

Our Aldie townhouse has two air conditioners. Do both get replaced?

Not unless both are worn out. Some three-story Aldie townhouses run a second system for the bedrooms, its air handler up under the roof, with its own condenser out back. Each is quoted separately, so a failed upstairs unit can be swapped while the lower one keeps running. If both came with the house, get both prices and plan the second.

My Aldie house heats with electricity. Is an AC replacement the right job?

Probably not. About 15 percent of owner homes in 20105 heat with electricity, and in a house this young that usually means a heat pump doing both jobs, with an air handler where a furnace would be. Replacing that is a heat pump system, $8,499 to $21,650 installed. Propane houses, about one in twenty here, have a furnace, so an AC alone fits them too.

How much does a new AC cost in Aldie?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.
