What’s in a Bluemont house

A village that was Snickersville in 1824, and houses scattered up the ridge on wells.

Bluemont mail crosses the Blue Ridge. The 2020 Census counted about 1,300 homes in the 20135 ZIP, and close to seven in ten of them sit over the crest in Clarke County. This page is about the roughly 370 on the Loudoun side, where the village is.

The village began as Snickers Gap, was incorporated as Snickersville by 1824 and became Bluemont in 1900, when the railroad arrived and its managers wanted a mountain resort. Its National Register nomination counts 36 houses among 43 buildings: Clayton Hall, a stone farmhouse from 1797, log and stone houses from the early 1800s, frame houses from late in that century, and two boarding houses from 1900 and 1904 for summer visitors who came out by train for the cooler air. Most went up before indoor plumbing or ductwork was usual, so the pipes and ducts in them were added later, often a room at a time.

Outside the village, the Loudoun side is farms and houses on big lots along Foggy Bottom, Trappe and Ridgeside Roads, and up the slope toward the crest. No public water or sewer reaches any of it. EPA’s registry shows only single-building wells on this side of Bluemont, the County’s own community center among them, so a house here draws from its own well and drains to its own septic tank.

The heat is electric, propane or wood. Across the whole 20135 ZIP, both sides of the ridge, about half the owner homes heat with electricity, close to one in four mainly with wood and about one in seven with propane. Natural gas is rare. The Census has no separate count for the Loudoun side.

Heating

On the coldest nights a standard heat pump leans on its backup strips, more often the higher the house sits; a cold climate model, or one paired with a propane furnace, carries those nights better. Snow is the other test: the Weather Service put Virginia’s deepest total from the January 2016 blizzard near Bluemont, 36.6 inches, so after a big storm clear the outdoor unit and any vent pipes on the side of the house before running them hard. Oil burners we don’t touch, but replacing one with a heat pump or propane furnace is ours to price.

Cooling

Summers are gentler up here. Mount Weather averages about five days a year at 90 degrees or more against about thirty at Purcellville, so an air conditioner on the ridge runs fewer hours. Many village houses were built long before anyone ran ductwork, which makes a ductless mini-split the cleanest way to cool them; in the historic district, plan where its outdoor unit goes with the County first.

Plumbing

The well, its pump and the pressure tank belong to a licensed well contractor; Loudoun County requires one for any well repair. From the pressure tank into the house, the pipes, fixtures, water heater and drains are ours, and so is the pipe that splits in a crawl space or an outside wall after a hard night on the ridge. A well pump runs on electricity, so when storms bring trees down across the roads, as they did around Foggy Bottom Road on Halloween 2019, the water can stop with the power.

Your own well, your own septic tank, and Loudoun County for permits.

Your water

No utility serves Bluemont’s Loudoun side, so there’s no water quality report and no hardness figure; your own test is the only one that counts. Loudoun County’s Health Department permits and inspects private wells, and the County’s household water testing program, run by Virginia Cooperative Extension, checks hardness, pH, iron, manganese and copper among much else. The County puts regular testing on the owner.

Your permit office

Bluemont isn’t a town, so Loudoun County’s Department of Building and Development issues its permits. Swapping a propane water heater or furnace takes a County fuel gas permit, with no plans needed since October 2025 if the BTUs and the spot stay the same. Inside the Bluemont Historic District, the County’s Historic District Review Committee signs off on most exterior changes before work begins.

Your septic

There’s no sewer line in Bluemont, so each house drains to its own septic system, which the County’s Health Department permits. Pumping the tank and fixing the drain field is septic contractor work; the drain lines inside the house are ours, and a slow drain in a septic house deserves a look at both ends.

Is my Bluemont address in Loudoun County or Clarke County?

It depends which side of the ridge you’re on. The Blue Ridge forms Loudoun’s western edge, and the 20135 ZIP spills over it: in the 2020 Census about 370 of its roughly 1,300 homes were on the Loudoun side, and most of the rest in Clarke County. Your tax bill names the county. It matters because the permit office, the inspector and the rules all change at the county line, and this page covers the Loudoun side.

Will a heat pump keep my house warm up on the ridge?

A good one, sized right, will. NOAA’s 1991 to 2020 normals for its Mount Weather station, on the crest about four miles southwest of the village at roughly 1,660 feet, show about 28 days a year that stay at or below freezing and about nine nights at 10 degrees or colder; Purcellville’s station down in the valley averages about 12 and about 5. The village, at about 700 feet, sits between the two. On those nights a standard heat pump leans on its electric backup, so a cold climate model or a propane furnace beside it earns its keep. If wood is your main heat, have the heat pump or furnace behind it checked in the fall, since it can sit idle for weeks. A repair diagnostic visit on one that’s struggling is $99.

The water stopped. Is that my well or my plumbing?

If every faucet went dry at once, start with the well: the pump, its pressure switch or the power feeding them. Loudoun County requires a licensed well contractor for well repairs, and that isn’t us. If one fixture is dry, or the cold runs and the hot doesn’t, the problem is inside the house, and that’s work for SwiftPro’s plumbers: a frozen line, a failed water heater, a stuck valve or a leak.

How do I keep the pipes from freezing in an old Bluemont house?

Find where the supply lines run. In a house from the 1800s they went in long after it was built, often through a crawl space or along an outside wall, and those are the runs that freeze when the ridge drops to 10 degrees. Insulate what you can reach, keep the heat on when you’re away, and on the coldest nights open the cabinet doors under sinks on outside walls. If a line does freeze, close the main valve before it thaws; once we find the split, the fix is usually a short new section of pipe.

Do I need County approval for a new outdoor unit in the Bluemont historic district?

Often, yes. Loudoun County says most exterior changes to properties in the Bluemont Historic District need its Historic District Review Committee’s approval, through a Certificate of Appropriateness, before the project begins. A new condenser on a pad, a vent through a wall or a line set up the front of the house all change the outside, so talk to the County’s historic district staff before the work goes on the calendar, and we’ll set the equipment where the committee approves it.
