Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.

Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.

What’s different in Bluemont

Bluemont runs on electric tanks, and a dead element is the first suspect.

More than half of Bluemont’s owners heat with electricity, and a lot more burn wood or something else, so the gas tank is the rarity here. Only about three in a hundred homes are on gas. That points the repair somewhere different from Sterling or Leesburg. An electric tank has two heating elements and two thermostats, and when you get lukewarm water or a short shower, one of them has usually stopped working. Those are the parts we test first, with a meter, before anything else gets suggested.

This is a ZIP of old farmhouses and newer builds on acreage, with a median owner home from 1981 and nearly half the homes older than 1980. The tank is often in a utility room, a crawlspace or the corner of a basement that was never finished. Those spots stay cold, and a cold room is where a tank has to work hardest in January. Old wiring to the tank is another suspect, because a scorched wire at the terminal can mimic a bad element.

The ZIP also crosses a county line, with most of its homes in Clarke County and the rest in Loudoun. We work this side of the mountain regularly, and it matters because the permit office is not the same one. A repair that swaps a part generally isn’t a permit question. A replacement of a gas or propane tank is one, and which county you are in decides who you call.

Almost everyone here is on a private well, which we say as a general rule and not as a fact about your house. Well water carries grit, and grit settles in the bottom of the tank where the lower element sits. If it’s buried, that element overheats and burns out.

The Clarke County side

ZIP 20135 as a whole: about seven in ten of its homes are in Clarke County, most of the rest in Loudoun around the village, and a few in West Virginia.

  • Median home built1981 Census
  • Built before 1980about 5 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, about 9 in 10 Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 1 in 10 Census
  • Many houses here heat with electricity, and an electric water heater fails differently: an element, a thermostat or a tripped reset.
  • Most homes here are detached houses with the tank in a basement or garage, where there’s room to work and a floor drain nearby.

The signs

When a Bluemont water heater needs a repair.

Flip the breaker, then press the reset

On an electric tank, kill the power at the breaker, take off the access panel only if you are comfortable, and press the red reset button. A tank that was tripped will often come back.

No hot water at all

On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.

Hot water runs out fast

A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it

How to pick who repairs a water heater in Bluemont.

Questions to ask anybody who looks at your tank, us included.

  1. Did they test both elements and the thermostats?

An electric tank has an upper and a lower element, and which one failed tells you what is wrong. Testing each with a meter beats replacing parts in the hope one works.

  2. Did they name the part before quoting a new tank?

A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.

  3. Did they check the relief valve and the venting?

A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions

Water heater repair questions from Bluemont.

Why is my Bluemont water heater only lukewarm?

On an electric tank that is most often a lower element that has burned out, so only the top of the tank heats. A thermostat can also drift. Both are tested quickly and fixed in place.

My water heater is in a crawlspace. Does that change the repair?

It changes the access and the cold air around the tank, not the parts. We look for rust at the base and a damp crawlspace floor too, since a leak down there can hide for a long time.

How much is water heater repair in Bluemont?

The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.

Should I repair my water heater or replace it?

Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
