Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Quantico
The Town of Quantico is small, and the houses and rentals along its streets are older than most of what we work on in Prince William County. Where the building is old, the plumbing around the tank is old too. The first problem is often not the water heater at all. It’s the valve above it, the one that’s supposed to stop the water so we can work.
Those old gate valves seize. They sit for decades, the stem corrodes, and when someone finally turns the handle it either won’t move or breaks off. If yours won’t close, we start at the main shutoff, and we replace the tank’s valve with a quarter-turn ball valve as part of the job. It costs little and it means the next repair, or the next leak, starts with a valve that works.
The water heaters themselves tend to be modest here: a smaller tank in a closet, a utility room or a crawlspace. Most older houses with a gas line burn gas at the tank, and the usual faults are the thermocouple, the pilot or the gas control. Where there is no gas, a small electric tank fails at an element or a thermostat. In a closet that tight, we have to take the tank out of its alcove to reach a part.
Marine Corps Base Quantico sits right beside the Town, and its family housing is run through a housing office. If you live on base, that office is your first call. We work in the Town itself.
The signs
Know where your main water shutoff is and that it turns. Small old houses often have it in a crawlspace or a closet. If it won’t move, tell us when you call.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A plumber who drains a tank without checking the valves can be left with water running and no way to stop it. A careful one tests first.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

I had a really pleasant personal experience with Swiftpro when my water heater went out. The pricing was very reasonable compared to the many other HVAC companies I sought quotes from. I highly recommend them
