Check the shutoff and the pipe
If the hot water takes minutes to reach the tap, nothing may be wrong with the tank. Run the tap, then try one nearer to the heater and compare how fast it warms up.

Water heater repair (thermocouple, gas valve, element, thermostat, burner)

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Philomont
Out here the fuel split is close to perfect: about four in ten owners heat with propane and about four in ten with electricity, and only six in a hundred with natural gas. When a Philomont tank quits, we cannot guess, so we ask. An electric tank is checked at the elements, the thermostats and the reset. A propane tank is checked at the pilot, the thermocouple and the igniter, and also at the regulator on the outdoor tank.
This ZIP is big. It holds nearly six thousand owner homes across Philomont, Hillsboro and the farmland around them, and eight and a half in ten are detached. Many houses sit far back from the road on long driveways, and the tank can be a long pipe run from the kitchen and the showers. A long run is why hot water takes forever to arrive. A recirculating loop and a tank that really is failing look the same from the faucet, so we check at the tank.
A good share of homes are from before 1980, a smaller share than from 2000 on, so you will see both a cellar tank on a gate valve that hasn’t moved in decades, and a newer one in a garage corner on a propane line run through the wall. In the Hillsboro part of the ZIP, the Town’s own waterworks supplies Town customers, while the rest is generally on private wells. So the water going into your tank could be one of two very different kinds.
Because the roads out here are long and the work is done in your home, we do not guess at parts. We find the one that failed, tell you why, and put the repair in writing before we start.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
Philomont’s own ZIP, 20131, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20132 as a whole, the Purcellville ZIP area Philomont sits in, the Town of Purcellville included.
The signs
If the hot water takes minutes to reach the tap, nothing may be wrong with the tank. Run the tap, then try one nearer to the heater and compare how fast it warms up.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A long pipe run and a failing element both give slow hot water. Measuring the tank’s own temperature tells the two apart.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

I had a really pleasant personal experience with Swiftpro when my water heater went out. The pricing was very reasonable compared to the many other HVAC companies I sought quotes from. I highly recommend them

Questions
Often it’s the distance. When the tank is far from the faucet, the cold water in the pipe has to run out first. If the tank itself runs lukewarm, that’s a repair.
Look at the propane tank first. A low tank or a stuck regulator starves everything at once, and no water heater part is at fault.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
