Don’t relight it twice
If the pilot goes out, relight it once by the label’s directions. If it goes out again, stop. Something is wrong with the part that watches the flame, and repeated relights only waste gas.

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Annandale
Seven in ten Annandale owners heat with gas and the median house went up in 1967, so the typical call is a gas tank in a rambler or split-level basement. The tank sits low on a concrete floor, near the furnace, the laundry and often the dryer. All three move air. A burner that lights fine and then goes out an hour later is rarely a mystery in a house like that.
The thermocouple is the first suspect. It’s a small probe that sits in the pilot flame and tells the gas valve to keep the gas on. When it weakens, the pilot drops out the moment the house gets a draft. Swapping it is a short job. If the pilot lights and holds for a day, then dies, the second suspect is lint and dust built up in the burner tray from years of a basement laundry, and the third is a gas control valve that no longer holds.
Annandale basements also give us the slow leak that turns out to be a fitting. With eight in ten homes built before 1980, many tanks hang off older copper and iron nipples. A drip at the top of the tank can be a corroded connection, which a plumber can redo. A drip from the bottom or the seam cannot be fixed, and we’ll say so before you spend money.
About one in five Annandale homes is in an apartment or condo building, where the tank is more likely electric and tucked into a closet. Those fail at an element or a thermostat, and we test both before ordering anything.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what usually fails on the water heaters in houses like them.
| Place | Median home built | Most homes are | Heated with | What usually fails |
|---|---|---|---|---|
| Annandale | 1967 | single-family houses, about 5 in 10 | gas, about 7 in 10 | A thermocouple or a gas valve on an older gas tank. |
| Wakefield | 1968 | single-family houses, nearly all | gas, about 8 in 10 | A thermocouple or a gas valve on an older gas tank. |
| Woodburn | 1968 | single-family houses, about 4 in 10 | gas, about 6 in 10 | A thermocouple or a gas valve on an older gas tank. |

The signs
If the pilot goes out, relight it once by the label’s directions. If it goes out again, stop. Something is wrong with the part that watches the flame, and repeated relights only waste gas.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A relight that holds for a week is not a repair. Ask what they tested: the thermocouple, the draft, the burner tray and the gas control.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Jim was very professional, knowledgeable and polite plumber. He installed a water heater for us. After the installation he educated us on the maintenance and the new set up. I strongly recommend Jim/SwiftPro. Plus SwiftPro price was very reasonable/20% below other estimates.

Questions
Cold weather brings a stronger draft down the flue and into a basement, and a weak thermocouple can’t ride it out. Fall is when we see the most of these.
Often yes. A corroded connector or a loose fitting at the top can be replaced. Check where the water starts. If it comes from the tank body, that tank is done.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
