Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.

Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.

What’s different in Falls Church

In Falls Church, a wet tank often comes down to old pipe at the top.

A third of Falls Church homes were built before 1960, and the median owner home dates to 1964. That’s old pipe. Plenty of tanks in the City and in Idylwood, Lake Barcroft and Seven Corners still hang from a mix of copper, galvanized steel and brass that has been repaired a few times. Where the cold line goes into the tank and the hot line comes out, the connections can corrode long before the tank does.

That’s good news when it happens. Water running down the outside of the tank starts out looking like a dead heater. If it starts at the top, with a crusty fitting or a nipple that has gone green or orange, the tank can stay and the connection gets replaced. If the moisture comes from the bottom, from the seam, or from the drain valve that’s never been touched, that’s a different answer. We trace the water to its source with a dry paper towel before we say a word about replacement.

Nearly seven in ten Falls Church owners heat with gas. In an older house that tank often sits in a finished or half-finished basement, boxed in by shelving and storage, with an old gate valve on the cold line above it. Those gate valves seize. If yours won’t close, the repair begins at the main shutoff, which is worth knowing before the day you need it.

More than four in ten homes here are in apartment or condo buildings, mostly newer than the houses, with an electric tank in a closet. Those fail at an element or a thermostat, so the repair is quick once the part is named.

  • Most houses here heat with gas, and most of those have a gas water heater too, where no hot water usually comes down to the pilot, the thermocouple or the gas valve.
  • Older houses often have the tank in a basement corner with an old shutoff valve above it that won’t fully close, so we check the valve before we drain anything.

The signs

When a Falls Church water heater needs a repair.

Try the valve on a dry day

Turn the cold shutoff above your tank a quarter turn and back, once a year. A valve that has been left alone for decades is the one that breaks off in your hand during a leak.

No hot water at all

On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.

Hot water runs out fast

A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it

How to pick who repairs a water heater in Falls Church.

Questions to ask anybody who looks at your tank, us included.

  1. Did they find where the water starts before calling the tank dead?

Water at the top of the tank can be a fitting. Water from the bottom is the tank. Ask them to show you which.

  2. Did they name the part before quoting a new tank?

A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.

  3. Did they check the relief valve and the venting?

A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

I had a really pleasant personal experience with Swiftpro when my water heater went out. The pricing was very reasonable compared to the many other HVAC companies I sought quotes from. I highly recommend them

Questions

Water heater repair questions from Falls Church.

My Falls Church water heater is dripping. Do I need a new one?

Not always. A drip at a top connection, the relief valve or the drain valve is a repair. A drip from the tank body is not. We find the source first.

What if the shutoff valve above my tank won’t close?

Close the main instead, and call us. Replacing an old gate valve with a ball valve is part of the repair, so the next one closes the first time.

How much is water heater repair in Falls Church?

The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.

Should I repair my water heater or replace it?

Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
