Long wait, warm eventually
If the water gets hot but takes minutes, test the tank by running the tap nearest to it. Hot there and slow elsewhere points at the pipe run, not the heater.

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Midland
Midland has some of the oldest housing we serve. About one owner home in five dates before 1960, and nearly half before 1980. Old farmhouses grow by additions: a bathroom over here, a kitchen over there, a laundry out the back. Every addition stretched the hot water line. When a household says the water takes forever to get hot, the tank is often fine and the pipe is long.
We sort that out first. We time how long hot water takes to reach the farthest tap, then compare it with what the tank is putting out at the tank. If the tank is making hot water and the far bath is slow, the answer might be a recirculation line or a small second heater, not a repair. If the tank itself is cool, then it is a repair.
Fuel here is mostly electric, a bit under six in ten, with a third on propane and almost nobody on natural gas. Electric tanks go at an element or a thermostat. Propane tanks go at the pilot, the thermocouple or the regulator out by the yard tank. In an older house the propane line may have been extended more than once, and every joint is a place for a slow leak. If you smell gas, leave the house and call your propane company first.
Nine in ten homes are detached. Tanks are in crawlspaces, back rooms and cellars, and some have been moved at least once. A tank in a crawlspace is the one we worry about, because you can’t see it. We bring a light and check the floor around it on every visit, and we’ll tell you what we find.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
ZIP 22728 as a whole: every Midland address, the village included. The Census place for the village alone has too few homes for steady figures.
The signs
If the water gets hot but takes minutes, test the tank by running the tap nearest to it. Hot there and slow elsewhere points at the pipe run, not the heater.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
It separates a heater problem from a plumbing layout problem in a minute, and it keeps you from paying for a part you don’t need.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Had the water heater replaced and a quote for my HVAC. Both technicians were friendly and helpful. Prices were decent. Would use again.
Questions
Not necessarily. In a house with several additions the pipe may be long, and the tank may be working fine. We check the tank first, then the run.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
Ready when you are
