Water heater repair (thermocouple, gas valve, element, thermostat, burner)

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Amissville
Propane heats about four owner homes in ten in ZIP 20106 and electricity a bit over a third, with almost no utility gas. So a dead tank here is either electric, with a bad element, a bad thermostat or a breaker that keeps tripping, or propane, with a pilot that went out or a yard tank that ran low. We ask which you have before we drive out, because the first test is different for each.
Nearly every owner home in the ZIP is a detached house, and plenty of them run on a private well, so the pump and the water heater share the same electrical panel. After a long outage an electric tank usually recovers on its own. If it doesn’t, a breaker that trips again means a shorted element or thermostat, which is a repair visit and not another reset.
With propane, look outside first. A yard tank that’s nearly empty, or a regulator iced over after a cold night, starves the burner of fuel while the heater itself is fine. If the dial reads healthy and the pilot still won’t hold, the thermocouple or the gas control is the suspect, and we price that at the tank.
Your county only matters if a repair turns into a replacement. Fixing a part is a repair in all three. Swapping a propane tank is permit work in Rappahannock, Culpeper and Fauquier, under Virginia’s building code, and each has its own office. We tell you which one applies once we have your address.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
ZIP 20106 as a whole: about half its homes are in Culpeper County, about four in ten in Rappahannock County, where the village is, and a few in Fauquier County.
The signs
A propane heater with no flame is out of fuel more often than it is broken. Check the gauge before you call, and give us the number.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
The two fail in different places. A tech who asks first is about to test the right parts instead of guessing.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Had the water heater replaced and a quote for my HVAC. Both technicians were friendly and helpful. Prices were decent. Would use again.
Questions
Most often a tripped breaker or a worn thermostat. Reset the breaker once. If it trips again, stop and call, because resetting a shorted element only wears the panel.
That depends on which side of the ZIP the house sits: Rappahannock’s office is in Washington, Culpeper’s is in Culpeper and Fauquier’s is in Warrenton.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
