Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.

Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.

What’s different in McLean

McLean has two kinds of water heater: a rebuilt house’s and a tower unit’s.

The McLean ZIPs are split almost evenly between detached houses and condo or apartment buildings, and the two have nothing in common when a water heater quits. In a Tysons tower the first question is whether your unit has its own tank or draws from a building system. If it’s the building’s, the manager has to fix it. If there’s a tank in your unit, that’s ours.

The houses are a different mix. About three in ten McLean homes were built since 2000, many of them rebuilds on older lots, and about one in eight dates from before 1960. The new houses often have two tanks, sometimes with a recirculation pump to speed hot water to a distant bathroom. The old ones can still have the original plumbing around a newer tank.

Two in three owners here heat with gas, one in three with electricity. In a rebuilt house with a power-vent gas tank, the vent fan and its pressure switch are the parts to test, along with the usual igniter and gas control. In an electric one, it’s the elements and thermostats. With two tanks, we test the one that feeds the cold fixtures first.

If you live in a high-rise, tell us the unit number and the building when you book, and whether the concierge needs notice. Closet tanks over finished floors need a pan and we check it. Whatever the home, the repair is priced in writing at the tank, and the water heaters page covers replacement if it comes to that.

  • Most houses here heat with gas, and most of those have a gas water heater too, where no hot water usually comes down to the pilot, the thermocouple or the gas valve.
  • Many homes here are townhouses or condos with the tank in a closet over finished space, so a drip gets looked at quickly, before it reaches the ceiling below.

The signs

When a McLean water heater needs a repair.

Ask the building first

In a Tysons condo, check whether hot water comes from your own tank or from the building. It decides who you should call, and it saves you a visit.

No hot water at all

On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.

Hot water runs out fast

A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it

How to pick who repairs a water heater in McLean.

Questions to ask anybody who looks at your tank, us included.

  1. Did they ask if the tank is yours or the building’s?

A tech who asks before arriving avoids a wasted visit and tells you who is responsible for what.

  2. Did they name the part before quoting a new tank?

A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.

  3. Did they check the relief valve and the venting?

A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Had the water heater replaced and a quote for my HVAC. Both technicians were friendly and helpful. Prices were decent. Would use again.

Questions

Water heater repair questions from McLean.

My McLean house has two water heaters. Do both need work?

Not necessarily. We trace which one feeds the cold taps and test that first, then look at the other.

Can you work in a condo with strict rules?

Yes. Tell us the building rules when you book, like elevator times and notice, and we’ll plan the visit around them.

How much is water heater repair in McLean?

The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.

Should I repair my water heater or replace it?

Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
