Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.

Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.

What’s different in Gainesville

Gainesville houses are large enough to run two water heaters, and one can quit without you noticing.

Eight in ten Gainesville owner homes were built since 2000, and the median is 2007. A lot of them are four-bedroom houses with a primary suite on one end and a finished basement with its own bath on the other. Builders often put in a single 75-gallon tank, and in the largest houses a second tank on a separate run. If a house has two, one can fail while the other keeps going, and the only symptom is that the upstairs bath gets cold faster than it used to.

So the first thing we do in a Gainesville house is find every tank. We look in the basement mechanical room, the attic, the garage and the closet off the laundry. Then we check which fixtures each one feeds, so a repair on the wrong tank doesn’t leave you with the same complaint. It sounds obvious, and it still catches people out.

More than eight in ten owners heat with gas, so the burn side is the common repair: a gas control, a flame sensor, or an igniter on a newer tank that lights electronically. The tanks are mostly in their middle years, which is the time a repair makes the most sense. A fifteen-minute fix on a clean tank is a better answer than replacing it because it is old.

About a third of owner homes here are townhouses, and some of Virginia Oaks and Heritage Hunt answer to an association. A leaking tank over a finished ceiling is an emergency in either kind of house, so don’t wait for the association to meet before you shut the water off. Turn the cold valve at the top of the tank, then call.

By the numbers

Gainesville houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

  • Built before 1980hardly any Census
  • Built since 2000about 8 in 10 Census
  • Most homes aresingle-family houses, about 6 in 10 Census
  • Heated withgas, about 8 in 10 Census
  • Rentedabout 2 in 10 Census
  • Most houses here heat with gas, and most of those have a gas water heater too, where no hot water usually comes down to the pilot, the thermocouple or the gas valve.
  • Newer houses often have a power-vent gas tank, with a fan and a pressure switch on top that can fail on their own.

The signs

When a Gainesville water heater needs a repair.

Only the master bath runs out

If one bathroom goes cold and the rest are fine, you may have two tanks and one of them is down. Tell us which fixtures are affected when you call.

No hot water at all

On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.

Hot water runs out fast

A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it

How to pick who repairs a water heater in Gainesville.

Questions to ask anybody who looks at your tank, us included.

  1. Did they count the tanks before they started?

In a larger house, a second water heater is easy to miss. A tech who finds both, and tests both, fixes the one that is actually broken.

  2. Did they name the part before quoting a new tank?

A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.

  3. Did they check the relief valve and the venting?

A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.
