Water heater repair (thermocouple, gas valve, element, thermostat, burner)

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Vienna
Eight in ten Vienna owners heat with gas, which is higher than almost anywhere else we work, so a gas water heater is the default here. The median owner home went up in 1972, and about one in five dates from before 1960. Those older streets, off Maple Avenue and Church Street, are where we find the most unusual setups.
An older Vienna basement can hold a tank that has been moved, resized and repiped over the decades, with a mix of copper, galvanized and newer fittings around it. The shutoff above the tank is often an old gate valve that won’t close all the way, or won’t reopen once closed. We test it before we touch anything, because a valve that sticks changes how we do the job.
The gas side is the usual list: pilot, thermocouple, gas control, burner. In houses that still vent through a masonry chimney, we also check the draft, since a furnace swap can leave an old tank venting badly. A sound tank with a bad part is worth fixing. A tank with a rusted base and a weep at the seam isn’t, and we’ll show you.
Vienna has a lot of remodeled houses too, with a finished basement built around the old water heater. Tell us where the tank is, and whether there’s a floor drain. If it’s behind a door in a finished room, we’ll bring floor protection. The repair is priced in writing at the tank, and our plumbing page lists what else we handle.

The signs
Turn the cold shutoff above your tank a quarter turn and back. If it’s stiff or leaks at the stem, tell us. You want to find that before the day the tank fails.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
An old gate valve that won’t close turns a small repair into a big one. A tech who tests it first has planned for that.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions
A yellow, flickering flame can mean poor air or a dirty burner, and an old chimney can add to it. It’s worth a check.
Don’t force it. A stuck valve can snap. Call us and we’ll shut the water off at the street or replace the valve as part of the job.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
