What’s different in Vienna

Most of Vienna heats with gas, in 1950s basements and new attics alike.

About eight in ten owner homes inside the Town of Vienna heat with gas, close to Ashburn’s share, in houses a generation older. In the town’s older houses that means a furnace in the basement or a utility room, often the third or fourth one the house has had, on ductwork laid out for the original floor plan and venting up a chimney it shares with the gas water heater.

Swap that furnace for a high-efficiency one and it vents out the side of the house in plastic pipe, leaving the water heater by itself on a flue sized for two. That’s why Fairfax County wants a chimney vent certification whenever a fuel-burning appliance is replaced.

The infill houses, about a quarter of the town’s homes, usually split the job: a furnace in the basement for the main floors, and a second furnace or a heat pump in the attic for the bedrooms. Two systems means two filters, two thermostats and two sets of parts wearing out on their own schedules, and the attic one is the one people forget until a cold night.

Wolf Trap, on the county side, runs a little differently. About two in ten homes there heat with electricity, usually a heat pump with electric strips as backup, and most of the gas houses date from the 1970s and 80s, on their second or third furnace by now.

What you’d notice

What a failing furnace in Vienna usually does.

Upstairs is cold, downstairs is fine

In a Vienna house with two systems, that’s usually the attic unit locked out, not the house losing heat. Check that thermostat for an error, then the filter; a high-efficiency furnace in an attic often stops on a clogged condensate line.

It lights, then shuts off

The burners fire and go out a few seconds later, over and over. That’s usually a dirty flame sensor, and cleaning it takes about ten minutes.

It won’t light at all

No glow, no flame. A cracked igniter is the usual part, and on a high-efficiency furnace a clogged condensate line can stop it cold too.

Safety and paperwork

Choosing who fixes it

How to pick the best furnace repair company in Vienna.

Questions worth asking anybody who comes out, us included.

  1. When the furnace changes, do they test the water heater’s draft?

In an older Vienna house the two share a chimney. Take the furnace off it and the water heater has to draft on its own, so a good installer checks it with the water heater firing, not just the new furnace.

  2. Will they price the part before they fix it?

Flame sensors, igniters and control boards all have a going rate. A tech who can’t tell you the number before starting is asking you to find out afterwards.

  3. Do they look at the venting, not just the flame?

Getting the burners lit is half a heating call. Ask whether they check the flue and test for carbon monoxide while the panel’s open.

  4. Do they know when a repair isn’t worth it?

A big repair on a furnace past 15 or 20 years deserves a replacement price next to it. A good tech puts both numbers in front of you and lets you choose.

Questions

Heating repair questions from Vienna.

Does replacing a furnace in the Town of Vienna need a Town permit?

The permit is Fairfax County’s. The county serves as the Town’s building official, so a gas furnace swap inside the town takes a county permit and a chimney vent certification, even like for like. The county also notes that work in the town can need the Town’s own sign-off, which a contractor should check before the install date.

My 1950s Vienna house has one cold back bedroom. Is the furnace failing?

Usually not. That room sits at the end of the longest run on ductwork laid out decades ago, and an older furnace can cycle off before the far rooms catch up. Balancing the dampers, sealing the runs, or a ductless head in that room fixes it; a bigger furnace tends to make it worse.

Do you work on the heat pumps around Wolf Trap?

Yes. About two in ten homes there heat with electricity, usually a heat pump with electric strips as backup. If the strips run all day in mild weather, the heat pump has stopped carrying the load, and the electric bill will say so before the house does.

How much does furnace repair cost in Vienna?

The diagnostic visit is $99. A flame sensor cleaned is $95 to $180; an igniter or flame sensor replaced, $240 to $410; a control board, $550 to $1,180; a blower motor, $670 to $2,400.

Should I repair it or replace it?

Fix the small parts on almost anything. Before a big repair on an old furnace, look at the replacement number: a furnace alone, keeping the air conditioner you have, runs $4,285 to $14,040 installed, and the HVAC estimator gives your number in about a minute.
