What’s different in Ashburn

Eight in ten Ashburn homes burn gas for heat, and winter is when the calls come.

Ashburn’s heating and cooling service calls lean toward winter more than any other town’s. And most Ashburn heat is gas: more than four in five owner homes burn it, and in Broadlands and Belmont it’s about nine in ten. So the January call here is usually a furnace that won’t light, lights and drops out, or runs and runs without ever warming the top floor.

How old that furnace is depends on the street. Around Ashburn Farm and Ashburn Village the typical owner home was built in 1998, so most first furnaces are long gone. Broadlands’ median house is from 2004 and Belmont’s from 2005, so a builder’s original still heating one of those is about twenty. In Brambleton and Loudoun Valley Estates the originals are in their early to mid teens, old enough for the draft fan motor or the circuit board to start acting up, and still worth fixing when the rest is sound.

Ashburn Volunteer Fire and Rescue’s carbon monoxide page says what a furnace tech would: the risk climbs when winter temperatures drop and heating systems run for hours. It wants the heating system and the water heater serviced yearly by a qualified technician, vents and flues kept clear of debris, and CO alarm batteries checked or changed every six months. On a high-efficiency model those vents are the two plastic pipes leaving the side or the roof; check them after a snow.

About four in ten Ashburn homes are townhouses, more than half in Loudoun Valley Estates and Moorefield, where the furnace often lives in the attic or a top-floor closet. About a third of Moorefield owners heat with electricity, which there means a heat pump with backup strips. Goose Creek Village is the one corner with real propane, about one owner in ten, and we repair propane furnaces the same as natural gas ones. Oil is close to absent, about three owner homes in a thousand, and oil burners are work we leave to oil heat companies.

What you’d notice

What a failing furnace in Ashburn usually does.

It quits on the coldest nights

High-efficiency furnaces produce water, and when the furnace sits in an attic, that drain line or the small pump that lifts the water can freeze in a deep cold spell. With nowhere for the water to go, the furnace locks itself out. Thawing and insulating the line usually fixes it.

It lights, then shuts off

The burners fire and go out a few seconds later, over and over. That’s usually a dirty flame sensor, and cleaning it takes about ten minutes.

It won’t light at all

No glow, no flame. A cracked igniter is the usual part, and on a high-efficiency furnace a clogged condensate line can stop it cold too.

What the county says about your heat in Ashburn.

Loudoun County

Loudoun County Fire and Rescue says to have heating equipment and chimneys cleaned and inspected every year by a qualified professional, and to keep anything that can burn at least three feet from all heating equipment. Source.

Choosing who fixes it

How to pick the best furnace repair company in Ashburn.

Questions worth asking anybody who comes out, us included.

  1. Before they drive out, do they find out what fuel the furnace uses?

In Ashburn it’s nearly always natural gas, now and then propane in Goose Creek Village, and almost never oil, which we don’t service. Asking first means the right parts ride along and nobody drives out to a job they can’t do.

  2. Will they price the part before they fix it?

Flame sensors, igniters and control boards all have a going rate. A tech who can’t tell you the number before starting is asking you to find out afterwards.

  3. Do they look at the venting, not just the flame?

Getting the burners lit is half a heating call. Ask whether they check the flue and test for carbon monoxide while the panel’s open.

  4. Do they know when a repair isn’t worth it?

A big repair on a furnace past 15 or 20 years deserves a replacement price next to it. A good tech puts both numbers in front of you and lets you choose.

Questions

Heating repair questions from Ashburn.

Does an Ashburn furnace repair need a county permit?

Not for a repair. A replacement is permit work: Ashburn has no town government, so Loudoun County issues it, and a gas furnace needs one even like for like. Since October 2025, a swap that keeps the BTUs and the location skips plan review.

My Brambleton furnace is the original. Is it worth fixing?

Usually, for the small parts. A furnace from around 2011 is about fifteen, young enough that cleaning the flame sensor ($95 to $180) or a new igniter ($240 to $410) makes sense. If it needs a $670 to $2,400 blower motor or a $550 to $1,180 control board, we’ll set the price of a new furnace beside it so you can weigh the two.

How much does furnace repair cost in Ashburn?

The diagnostic visit is $99. A flame sensor cleaned is $95 to $180; an igniter or flame sensor replaced, $240 to $410; a control board, $550 to $1,180; a blower motor, $670 to $2,400.

Should I repair it or replace it?

Fix the small parts on almost anything. Before a big repair on an old furnace, look at the replacement number: a furnace alone, keeping the air conditioner you have, runs $4,285 to $14,040 installed, and the HVAC estimator gives your number in about a minute. About $46 to $151 a month with the whole price financed over 15 years at 9.99% APR, on approved credit.
