Where you land in a range is mostly access: a closet off the hall on the first floor is the easy end, a top floor with no elevator or a condenser that has to go up by crane is the other.

Most condo systems are built to fit one closet or one wall sleeve, so the new unit has to match that footprint. We measure before we price, so nothing gets ordered that won’t fit.

What’s different in Ashburn

Ashburn’s condos are young, and their first systems are wearing out.

Most Northern Virginia condo calls are about a 1970s system. In Ashburn, the buildings along Loudoun County Parkway and around Route 7 and Route 28 mostly went up in the 1990s and 2000s. About half of Ashburn’s homes were built since 2000, and the median owner home is from 1998. A first-generation system in a building that age is now 20 to 25 years old, right at the point where the repair bills turn into a replacement.

In 20148 we mostly see three things: First Co closet units, through-the-wall units, and First Co Aquatherm. The closet units are the most common. They sit in a utility closet off the hall with a louvered door, and the whole system, heat and cooling both, lives in that one cabinet. The newer buildings have taller ceilings and cleaner chases than older ones, so an Ashburn swap is often a straight like-for-like slide-in.

Through-the-wall units are the other group, mostly in the smaller floor plans. The opening in the wall sets the size, and a new unit has to match it or the building’s louver won’t line up. An Aquatherm is the one that heats from a hot water coil, so it carries water lines as well as refrigerant, and that changes who needs to be at the closet door on install day.

Newer buildings usually come with a stricter association. Many Ashburn communities want approval before a crew works on exteriors or shared hallways, and some limit the days and hours. Ask your management office about the rules for moving equipment through the lobby or up the stairs before you pick a date. If your documents are silent, Virginia law makes the unit that serves only your home yours to replace.

By the numbers

Ashburn homes, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

Ashburn

  • Built before 1980hardly any Census
  • Built since 2000about 7 in 10 Census
  • Most homes aresingle-family houses, about 4 in 10 Census
  • Heated withgas, about 8 in 10 Census
  • Rentedabout 3 in 10 Census
  • Condos are a smaller share of homes here, mostly garden-style buildings where each unit has its own closet system and its own condenser.
  • Many homes here were built since 2000, when more condo buildings got split systems with the air handler in a closet and the condenser on the roof or a balcony.

The signs

When a condo system in Ashburn is ready to go.

The first unit is past its first life

In a building from the early 2000s, the original equipment has been running for two decades, and the first major failure tends to hit as a compressor or a coil leak. That’s usually the moment owners start comparing replacement against yet another repair.

It runs all day and the rooms stay warm

A condo system that never shuts off in July, or a bedroom that stays a few degrees off the thermostat, is usually a compressor or coil near the end. Repairs at that age tend to come back.

Water on the closet floor

A drain pan that overflows in a closet over somebody else’s ceiling is a bigger problem than it is in a house. On an older unit, a rusted pan or a cracked coil often means the whole unit is due.

Choosing who replaces it

How to pick who replaces a condo system in Ashburn.

Questions to ask anybody who quotes your condo system, us included.

  1. Can they match the closet and the wall opening?

Ask whoever quotes you to measure the closet door and the sleeve, not just read the old nameplate. An Ashburn building that was built to a standard size gives you less room to fudge than an older one.

  2. Did they ask what system you have before quoting?

A First Co, a MagicPak and a water source heat pump are different jobs at different prices. Anyone who quotes without the model on the label is guessing.

  3. Did they ask about the association?

In Virginia, unless your condo documents say otherwise, the equipment that serves only your unit is yours to replace, but changing the outside of the building needs the association. Ask whether they’ll work with the management office on roof access or a wall sleeve.

Questions

Condo HVAC questions from Ashburn.

How old is too old for my Ashburn condo system?

Past about 15 years, a repair that costs close to half a new system is usually the wrong spend. Many 20148 condos are now at 20 or more years, so the question has moved from whether to when.

Is my Ashburn condo a First Co or an Aquatherm?

Open the closet and look at the cabinet label. If there are water lines going into a coil, it’s an Aquatherm. If there’s only refrigerant and a drain line, it’s a First Co closet or wall unit.

How much is a condo HVAC replacement in Ashburn?

$7,900 to $14,000 for a whole system, from our own condo jobs. A First Co runs $7,900 to $12,500, a MagicPak $8,500 to $13,400, a water source heat pump $9,100 to $10,300. Just the fan coil or air handler is $4,500 to $5,100.

Is the condo HVAC mine or the association’s?

Under Virginia law, unless your condo documents say otherwise, the parts that serve only your unit are yours, even a condenser on the roof or your patio. Parts serving more than one unit belong to the association. Check your documents; we’ll work with whoever owns it.
