A Victorian railroad town in the middle, newer subdivisions all the way around it.
Across ZIP 20158 the median owner home dates to 1988, four homes in ten went up after 2000, and nine in ten are detached houses. The oldest ones are inside the town limits.
The town was called Harmony until 1835, when a post office opened in Charles Bennett Hamilton’s store and the new name stuck. It was incorporated in 1875. The railroad reached it in 1868, Washington families came out for the summers, and the Town’s plan says most of what still stands on its streets is late Victorian, with a few houses from the early 1800s. A fire in 1926 took much of the center. Houses that age were built before central heat and air, so whatever ductwork they have was added later, in whatever space the house gave up.
Around the town, the Town’s plan names the subdivisions that filled in over the last few decades: Hamilton Acres, Hamilton Knolls, Hamilton Terrace, Winodee and Carriage Ridge, then Stone Eden and Hamilton Station Estates. The 1970s were the biggest building decade before 2000, close to one home in five. A house from the 1970s is likely on its third heat pump or furnace by now, and a 1980s one plumbed before the mid 1990s may still carry gray polybutylene supply pipe.
The heat runs on electricity first. About half of Hamilton’s owner homes heat with electricity, usually a heat pump, close to three in ten with propane, and almost one in five still with oil. Natural gas is rare: about one home in sixty.

Heating
Almost one Hamilton home in five still burns oil. The oil burner isn’t ours to fix, but getting off it is ours to price: a heat pump, the way half the area already heats, or a propane furnace. A heat pump that leans on its backup strips all January usually has a defrost fault or a refrigerant leak, and we fix both.
Cooling
Four in ten Hamilton homes went up after 2000, and the outdoor units that came with those houses are reaching the end of their run. Repair prices are listed below; if replacing makes more sense, the HVAC estimator gives an installed range first.
Plumbing
Town water comes from three Town wells, filtered for iron and manganese. Past the meter the pipe is yours, and so is the sewer lateral from the curb to the house. A sump pump has to empty outside: the Town’s sewer ordinance keeps groundwater out of the sewer, and the Town inspects for pumps that are piped in. We reroute those and replace the ones that are failing.

Your water
The Town of Hamilton runs its own waterworks: three wells inside the town, one held back for emergencies, chlorinated with the iron and manganese taken out. Its 2025 water quality report prints no hardness figure and says none of the Town’s service lines are known to be lead. The system reaches well past the town line: the Town’s own plans count close to two of every three water customers outside the limits, billed at out-of-town rates. Everywhere else in 20158, the water comes from your own well.

Your permit office
Building permits for a Hamilton address come from Loudoun County’s Department of Building and Development, which issues them for the whole county, the towns included; zoning inside the limits is the Town’s. A gas or propane water heater or furnace takes a County gas permit even in the same spot, though since October 2025 a swap at the same BTUs needs no plans. If a tank fails outright, Virginia’s code lets the new one go in first, with the application filed by the end of the next working day.

Your sewer, or your septic
When a drain backs up, the Town wants the first call: it checks its own main and clears it if the clog is there. If the clog is in your lateral, the Town will tell you to hire a licensed plumber, and it doesn’t reimburse that bill. Homes beyond the sewer run on septic. In the late 1990s the County paid to expand the Town’s sewer plant so homes near the town with failing septic systems could connect, and those homes pay it back through the Hamilton Area Sewer Tax District.

I live outside the Hamilton town limits. Am I on Town water?
Quite possibly. The Town has run a central water system since the late 1940s, and its own plans count more of its water customers outside the limits than inside. The easy test is the bill: Town customers get one every two months, at in-town or out-of-town rates. No Town bill means a private well, which Loudoun County’s Health Department permits and a licensed well contractor services.
Can my sump pump drain into the sewer in Hamilton?
No. The Town’s sewer ordinance bars groundwater from the sanitary sewer, and the Town runs an inspection program to find sump pumps piped into it. Done right, the pump pushes the water outdoors and it runs off away from the house instead of soaking back toward the pit. My Hamilton water bill doubled. Will the Town adjust it?
It can. The Town’s leak policy adjusts a bill when usage at least doubles, you tell them where the leak was, you show it was repaired, and you ask before the bill is due, once in any 36 months. A running toilet counts; because that water went down the sewer, the bill comes down to twice your average rather than all the way. Our invoice is your proof of repair, and leak detection finds the leaks you can’t hear.
Does SwiftPro service oil heat in Hamilton?
Not the oil burner; an oil heat company handles that. Close to one Hamilton homeowner in five still heats with oil, though, and moving off it is ours to price: a heat pump, the way about half their neighbors heat, or a propane furnace with the tank outside.
Why is my water pressure low in Hamilton?
Start with where you are. The Town’s plan says pressure on its system is generally good but drops off somewhat at the east end of town, so if every tap in the house is weak, ask the Town. If it’s one fixture, or only the hot side, the cause is inside the house: a clogged aerator, a valve that never opened all the way, old galvanized pipe closing up inside, or sediment in the water heater. Those are ours to fix.
