What’s in a Centreville house

One twenty-year building wave, now wearing out on the same clock.

Fairfax County dates old Centreville to a 1792 town on Braddock’s Road. Almost every house you’d call us to came two centuries later.

The numbers. The Census puts the median owner-occupied Centreville home at 1990, with about seven in ten built between 1980 and 1999 and only about one in ten older than that. Nearly half of all homes here are townhouses, and close to three quarters of homeowners heat with gas. Chantilly, one town up Route 28, runs the other way: mostly single-family houses, with the heat split close to half gas and half electric.

What that puts in the utility room. A gas furnace and a gas water heater side by side, usually the second set the house has owned. Supply pipe from the stretch of years when grey polybutylene was going in. And a pressure reducing valve on the main, which Fairfax County’s plumbing code has required since December 4, 1972, so close to nine in ten houses here were built with one.

Centreville is where water treatment questions come up most for us. Fairfax Water describes its own water as moderately hard to hard, and the white crust on a shower door is the calcium it’s talking about.

Fairfax County puts the whole lateral on the homeowner, from the house to the county main, under the street included. Replacing it takes a county plumbing permit, plus a VDOT permit when the road is a state road.

Who supplies electricity in Centreville?

Most of Fairfax County is on Dominion Energy, but the county’s own utility list says portions of Centreville and Clifton get power from the Northern Virginia Electric Cooperative, NOVEC. It changes nothing about a repair. It does decide your electric rate, and which utility’s rebate applies if a heat pump is part of the plan.

Who pays for the pressure reducing valve on a Centreville house?

The owner. Fairfax Water’s rules make the valve the customer’s to buy, install and maintain, and Fairfax Water only supplies one for a house built before December 4, 1972 that sees more than 80 psi, or where its own changes raised the pressure. Only about one Centreville home in ten predates 1980, so here the valve is nearly always yours.

Could a 1990 Centreville house have polybutylene?

Yes, and the median owner home here is from 1990, right in the middle of the years it was used. Check where the supply lines come out of the floor under a sink or leave the water heater: grey plastic, often stamped PB, is the giveaway. Is Centreville on Washington Gas or Columbia Gas?

Fairfax County’s utility list puts most of the county on Washington Gas and names Columbia Gas only for parts of Chantilly and Herndon, so a Centreville gas account is almost always Washington Gas. If you smell gas, leave the house first and call 911 or Washington Gas at 703-750-1400 from outside.

How old is the oldest part of Centreville?

Residents petitioned for a town called Centreville in 1792, and Fairfax County protects what’s left of it as the Centreville Historic Overlay District, where the Confederate commanding general used Mount Gilead as his headquarters through the first winter of the Civil War. The county’s guidelines close the district’s story in 1956, the year of the federal highway act; I-66 later went in just north of it, and the Centreville most people live in grew up after that.
