Two Chantillys, ten years apart.
Chantilly spans two ZIP codes and two counties, and the houses in each wear out differently.
20151, toward Route 50 and Westfields, is mostly 1980s and 90s houses and townhouses, most on their second furnace with the original ductwork still doing the work: builder-grade one-inch filter slots, one big return, and a bonus room over the garage that’s never quite right.
20152, the South Riding side, is in Loudoun County: later construction, larger houses, often two systems, and a good share still on original equipment now fifteen to twenty-five years old.
We don’t see boilers here. We do see water heaters: they come up more often in Chantilly than in most towns we serve.

Heating

In 20151, Fairfax County puts the whole lateral on the homeowner, street included. In 20152 the homeowner maintains the building sewer, Loudoun Water alone repairs the part under the street, and a Loudoun Water inspector checks any replacement before it’s backfilled.

Is South Riding in Chantilly?
Its mail says Chantilly, but South Riding is in Loudoun County. That puts 20152 on Loudoun Water and under Loudoun County permits, while 20151 is Fairfax County and Fairfax Water. SwiftPro works on both sides of the county line from its shop in Chantilly.
Why is the room over my garage always too hot or too cold?
Usually because the duct run to it is the longest in the house and the room sits over an unheated garage, so it gets the least air and loses the most. A bigger system doesn’t fix it. Zoning or a ductless head in that room does, and SwiftPro’s write-up on fixing one cold room compares the two.
Why does my furnace start, then shut off after a few seconds?
Most often it’s the flame sensor: a thin film on the rod stops it confirming the flame, so the control board closes the gas as a safety. It’s the most common no-heat call SwiftPro runs in Chantilly and everywhere else, and cleaning it takes about ten minutes. Do I need a permit to replace a furnace in Chantilly?
For a gas furnace, yes, even like for like: Fairfax County issues it in 20151 and Loudoun County in 20152. An electric heat pump swapped in the same spot is exempt under Virginia’s building code. A quote that skips the permit isn’t cheaper, it’s uninspected, and it comes up again when you sell.
