What’s different in Chantilly
Six in ten Chantilly owner homes went up between 1980 and 1999, and the median is 1987. The heat pumps in them have been replaced once, and the replacements are mostly from the 2000s and early 2010s. That puts a lot of Chantilly pumps in the middle of their working life, where the cheap, common parts go: capacitors, contactors, the defrost control. Most Chantilly repair calls are those, and most are quick.
Chantilly runs close to even between gas and electric. The heat pump houses are the 20151 ones with an air handler in a basement or closet and strips inside it. The gas houses around Greenbriar and over the line toward South Riding lean on furnaces, with a heat pump as the cooling half of the system. For a heat pump that does both, a no-heat call means the pump is down. For one paired with a furnace, it may mean the furnace is covering.
A Chantilly heat pump of 2005 to 2012 vintage may be on R-410A, which is the refrigerant most newer pumps use, or may be an older R-22 unit if it was installed before 2010. The nameplate on the outdoor unit says which. Photograph it and send it, because the refrigerant changes what a leak repair means.
About a quarter of Chantilly’s owner homes are townhouses, and those have pads in a row behind the building. Detached houses have pumps along the side, often under a deck or near a fence line. Both collect leaves, and both can have the coil blocked by landscaping. Before you call, clear the area around the unit and see whether it still ices.
Neighborhood by neighborhood
Census figures for each place, and what that usually means for a heat pump. Median year built and heat count owner-occupied homes only.
| Place | Median home built | Most homes are | Heated with | What that means for a heat pump |
|---|---|---|---|---|
| South Riding | 2006 | single-family houses, about 5 in 10 | gas, about 8 in 10 | Mostly gas: heat pumps here often sit over a furnace. |
| Chantilly | 1987 | single-family houses, about 6 in 10 | gas, about 5 in 10 | Mostly electric heat: heat pumps, and the bill shows trouble first. |

What you’d notice
The first real cold week is when a weak capacitor or a tired contactor finally gives out. A pump that fails to start on the first cold morning, with the indoor fan still running, is a classic.
When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.
In a newer two-story house on one heat pump, the top floor lagging a few degrees can be ducts or the thermostat’s settings, not a failing unit. We check the system first and tell you which it is.

Choosing who fixes it
Questions worth asking anybody who comes out, us included.
At this age, a capacitor, a contactor and a defrost board cover most calls. A tech who arrives with them can often finish in one trip. Ask before you book.
Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.
Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.
An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Questions
Yes. It sits on the nameplate of the outdoor unit. Knowing whether it says R-22 or R-410A tells us right away how a leak repair would look.
Most often a capacitor at $240 to $370 or a contactor at $290 to $425. We test, price the exact part, and if something bigger turns up we put the replacement option beside it.
That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.
