What’s different in Alexandria

In Alexandria the hard part of a heat pump call is often getting to the unit.

About four in ten owner homes inside the City of Alexandria heat with electricity, and more than half of all the City’s homes are in condo and apartment buildings. Put those together and a lot of our Alexandria heat pump work happens indoors, in a closet off a hallway, with the outdoor half somewhere the owner rarely sees: a roof, a garage level, a pad behind the building. Before we can test anything, someone has to let us reach it.

Old Town and Parker-Gray add their own wrinkle. Where outdoor equipment sits, and how it’s screened, is something the City’s Board of Architectural Review weighs there, so on a narrow rowhouse the unit often sits on a flat rear roof reached by a hatch or a ladder, or wedged into a side passage barely wider than the cabinet. Tell us where yours is when you call. A roof unit in January with ice on the shingles is a different visit from a pad in the yard.

Ford’s Landing, the brick townhouses on the river south of Old Town, is the cautionary tale. A 2009 City staff report notes those homes were built with through-the-wall units that failed at a high rate, and moving a replacement to a new spot went to the Board of Architectural Review one house at a time. Fixing a unit where it already sits is a service call. Relocating it in a historic district is paperwork first.

In the City’s older detached houses, Del Ray and Rosemont among them, the heat pump almost always came decades after the house, with ducts snaked through an attic that was never meant to hold them. Those runs leak and lose heat, so a pump that tests fine can still leave the far bedroom cold. On the county side, Groveton and Hybla Valley lean more toward 1980s townhouses with the air handler upstairs and the pump on a small pad out back.

By the numbers

Alexandria houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

The City of Alexandria

  • Median home built1970 Census
  • Built before 1980about 6 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes arecondo and apartment buildings, about 5 in 10 Census
  • Heated withgas, about 6 in 10 Census
  • Rentedabout 6 in 10 Census
  • A lot of homes here heat with electricity, most of them heat pumps, so a failing outdoor unit shows up on the power bill before it shows up as a cold house.
  • Older houses here often got a heat pump added later, sometimes beside the original furnace, so the first question is what’s actually heating the house.

The Fairfax County side

  • Built before 1980about 5 in 10 Census
  • Built since 2000about 1 in 10 Census
  • Most homes aresingle-family houses, about 4 in 10 Census
  • Heated withgas, about 6 in 10 Census
  • Rentedabout 3 in 10 Census
  • Most homes here heat with gas. Where a heat pump sits over a gas furnace, the furnace takes over in the cold, so a dead heat pump can go unnoticed until spring.

What you’d notice

What a heat pump in trouble in Alexandria usually does.

Warm air in the hall, cold at the end of the house

In an older Alexandria house with attic ducts added later, a heat pump’s milder supply air can lose most of its warmth before it reaches the last room. If one end is comfortable and the other isn’t, we check the duct run and the airflow before blaming the pump.

Aux or emergency heat that never goes off

When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.

The outdoor unit is a block of ice

A little frost on a cold morning is normal, and the unit melts it off every so often by running backwards for a few minutes. Ice that builds for hours and covers the whole coil usually means the defrost board, a sensor, or low refrigerant.

Choosing who fixes it

How to pick a heat pump repair company in Alexandria.

Questions worth asking anybody who comes out, us included.

  1. Will they go up on the roof in winter?

In Old Town and the City’s condo buildings, plenty of outdoor units live on roofs. Ask whether the company sends techs up with the right ladder and fall protection, and whether they coordinate roof access with your building manager.

  2. Is the company licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Do they price the repair before they start?

Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.

  4. Will they tell you when it’s not worth fixing?

An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Questions

Heat pump questions from Alexandria.

My City high-rise condo has no outdoor unit. Is it still a heat pump?

Possibly. Some larger buildings use water-source heat pumps: a cabinet in your unit trades heat with a water loop the building runs. The cabinet is usually yours to repair; the loop, the tower and the boiler that feed it belong to the association. We’ll tell you which side the problem is on.

My Ford’s Landing or Old Town unit failed. Can you just move it somewhere easier?

A repair in place we can price on the first visit, with the diagnostic at $99. Moving equipment in a historic district usually needs City approval first, so if the unit is worn out, we’ll price a replacement in the current spot and flag what a move would involve.

Why does my heat pump in Alexandria steam and go quiet in the cold?

That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.

How much does heat pump repair cost in Alexandria?

The diagnostic visit is $99. From our price book, a capacitor is $240 to $370, a contactor $290 to $425, and a defrost board $450 to $1,150. You get the number before we start.
