What’s different in Fairfax Station

Fairfax Station is almost all detached houses from one building era, so its heat pumps age together.

Nearly every owner home in Fairfax Station is a detached house, and eight in ten of them went up in the 1980s and 1990s. So the heat pumps here are on a schedule. A pump from the original build is long gone; the one in your yard now was probably installed somewhere between 2005 and 2015, which is right when the capacitor, contactor and defrost control start to go. When a Fairfax Station neighbor calls about a heat pump that quit in the first cold snap, that’s usually the age we are looking at.

The lots are big and the houses are too, which means the outdoor unit is often far from the thermostat and far from the driveway. Two things follow. A pump tucked against the side of the house under trees collects leaves, pine needles and ice on the coil, and a coil that can’t breathe looks like a broken heat pump when it just needs cleaning. And a two-system house gives you a quick test: when one floor is cold and the other fine, it is one pump, and you can tell us which.

A third of the town heats with electricity, and a fair number of those houses are on septic, with no gas main on the street. For them the heat pump and its strips are the whole heating system, so a dead pump means the strips are running every hour and the electric meter shows it. Where a propane tank sits in the yard, the setup is different: the pump handles the mild days and a propane furnace takes the cold ones, and we check both halves so a dual fuel house isn’t being heated by the wrong one.

Crosspointe and South Run have their own streets and their own HOA habits. If your pump sits where the association asked it to, tell us, and we will work around the screen or fence rather than move anything. A new location is a separate question, and most repairs never need one.

What you’d notice

What a heat pump in trouble in Fairfax Station usually does.

The strips are on and the pump is not

On a cold day, walk out to the yard. A silent outdoor unit with a warm house means the strips are covering. That works for a night or two, then the bill climbs and the strips get hard use.

Aux or emergency heat that never goes off

When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.

The outdoor unit is a block of ice

A little frost on a cold morning is normal, and the unit melts it off every so often by running backwards for a few minutes. Ice that builds for hours and covers the whole coil usually means the defrost board, a sensor, or low refrigerant.

Choosing who fixes it

How to pick a heat pump repair company in Fairfax Station.

Questions worth asking anybody who comes out, us included.

  1. Do they service both halves of a dual fuel system?

If you have a heat pump and a propane furnace, ask whether the tech works on both. A pump repaired while the furnace takes the cold nights is only half the system looked at.

  2. Is the company licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Do they price the repair before they start?

Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.

  4. Will they tell you when it’s not worth fixing?

An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Questions

Heat pump questions from Fairfax Station.

The outdoor unit is buried in leaves and ice. Can I clear it myself?

Yes, gently. Shut the unit off at the thermostat, pull leaves and debris away by hand, and let ice melt on its own instead of chipping it. A bent coil fin is a real repair. If the unit stays iced after you clear it, that is a defrost fault and worth a call.

Is a heat pump from around 2008 still worth repairing in Fairfax Station?

Often, yes. At that age the usual culprits are small ones: a capacitor at $240 to $370, a contactor at $290 to $425, or a defrost board at $450 to $1,150. We price the fix and, if it is a bigger problem, show the replacement option beside it.

Why does my heat pump in Fairfax Station steam and go quiet in the cold?

That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.

How much does heat pump repair cost in Fairfax Station?

The diagnostic visit is $99. From our price book, a capacitor is $240 to $370, a contactor $290 to $425, and a defrost board $450 to $1,150. You get the number before we start.
