What moves the price is the model and the path to it: a bypass model on an open basement furnace with a water line close by is the simple end, a fan-powered model in a tight closet with a long run for water and a drain is the other.

If the house already has a humidifier that stopped, we look at it first. Often it’s a crusted water panel, a closed saddle valve or a control that lost its wiring, and that’s a repair, not a new unit.

What’s different in Fairfax Station

Fairfax Station’s big 80s houses are mostly on wells, west of Ox Road.

Nearly every home with a Fairfax Station address is a detached house, and eight in ten were built between 1980 and 1999. These are large colonials with long runs of ductwork and a basement furnace, a good fit for a bypass model with plenty of output. Size matters here: a unit built for a townhouse won’t keep up with that much house.

The county’s records show about 1,700 active private wells in 22039, and 95 percent of them are west of Ox Road, out along Hampton Road, Wolf Run Shoals Road and Yates Ford Road. A humidifier on a well is plumbed to a line that already runs through a pressure tank, and often a softener or neutralizer. We tap it where the water has been treated, and we ask about it before we quote.

Well water can be hard enough to crust a humidifier’s water panel in a season, and a panel that clogs shows up as a house that stays dry even though the unit is running. That’s a maintenance fact, not a defect, and the panel is cheap compared with the unit. The county says to check any treatment equipment on a well regularly, and the humidifier is one more thing on that list.

Crosspointe has almost no wells in the county’s records, so it is mostly the simpler public water case. About 58 percent of owners heat with gas and a third use electric, so we match the model to what’s in your basement. For the price on a house this size, we write the number once we’ve seen the furnace and the line.

The signs

When a Fairfax Station house is too dry in winter.

The floor between the kitchen and the family room

Large open floors with long runs of hardwood are where a dry winter shows up as seams. One big room in a house this size is a lot of wood to hold steady.

Static every time you touch a doorknob

A zap off every light switch in January means the air in the house is well under 30 percent. Outdoor winter air holds little water, and heating it dries it further.

Floors and trim open up gaps

Wood gives up water in dry air. Gaps between floorboards, a cabinet door that sticks, or a piano that won’t hold its tuning through winter all point the same way.

Choosing who does it

How to pick who installs a humidifier in Fairfax Station.

Questions to ask anybody who quotes you one, us included.

  1. Did they ask where the water comes from?

Public water and a well are different jobs. A quote that never asks which you have, or whether there’s a filter, hasn’t looked at your house.

  2. Did they ask where the water and the drain come from?

A humidifier needs a water line and, for most models, a drain. Whoever looks for both before quoting is the one who won’t surprise you on install day.

  3. Did they say which kind, and why?

A bypass model, a fan-powered model and a steam model each suit different systems. Ask why theirs fits your furnace or heat pump, not just what it costs.

Questions

Humidifier questions from Fairfax Station.

Can my well pressure run a humidifier?

Usually, yes. A whole-home unit draws a very small flow, well under a tap’s. We check your pressure and the line on the visit anyway.

How big a unit does a 4,000 square foot house need?

Size is output, measured in gallons a day, and a house that big usually wants the top end of the bypass models. We check the home’s tightness before we pick.

How much is a whole-home humidifier in Fairfax Station?

It’s priced at your house, in writing, because the model and the work depend on your system, your ducts and where the water line is. If you have one that stopped working, the diagnostic visit is $99.

What humidity should the house be at in winter?

The EPA says keep indoor humidity between 30 and 50 percent. On the coldest nights we run it nearer the low end so windows don’t sweat, and an Aprilaire with an outdoor sensor turns itself down for you.
