What moves the price is the model and the path to it: a bypass model on an open basement furnace with a water line close by is the simple end, a fan-powered model in a tight closet with a long run for water and a drain is the other.
If the house already has a humidifier that stopped, we look at it first. Often it’s a crusted water panel, a closed saddle valve or a control that lost its wiring, and that’s a repair, not a new unit.
What’s different in Manassas
Of all the towns we work in, Manassas splits the heat most evenly. In the City, 48 percent of owners heat with gas and 50 percent with electric. The gas side gets a bypass Aprilaire. The electric side, mostly heat pumps, wants a fan-powered one. Ask which you have before you get a quote, because the wrong match is the most common reason a humidifier does little.
Seven percent of City owner homes predate 1960, and they cluster near downtown. Houses like that lose air through old window frames and chimneys, so they dry out faster and need more output. They often have plaster walls, which means we do not cut new duct runs. The humidifier goes wherever the existing system already is, and that decides what is possible.
Most of the City and the Yorkshire side were built in the 1980s and 1990s. These houses sit in the middle: not leaky, not tight. A standard unit on the main furnace works, and the setting can run a bit higher than a new house would take. About one home in six in the City is a condo or apartment, and for those the humidifier has to be approved with the building, since the water and drain are shared.
Lake Manassas water measured 47 ppm hardness in the City’s 2025 report, about 2.7 grains per gallon, which is soft. That is good news for a water panel; it will not scale up the way it does on a well. Manassas Park is similar. A yearly pad is still the rule.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and the humidifier that usually suits houses like them.
| Place | Median home built | Most homes are | Heated with | What usually fits |
|---|---|---|---|---|
| City of Manassas | 1985 | single-family houses, about 4 in 10 | electricity, about 5 in 10 | A fan-powered model, since heat pump air runs cooler. |
| Buckhall | 1995 | single-family houses, about 8 in 10 | electricity, about 5 in 10 | A fan-powered model, since heat pump air runs cooler. |
| Sudley | 1977 | townhouses, about 4 in 10 | gas, about 6 in 10 | A bypass model with more output, for a draftier house. |
| Independent Hill | 2000 | single-family houses, nearly all | gas, about 6 in 10 | A bypass model on the gas furnace’s ductwork. |
| Bull Run | 1995 | condo and apartment buildings, about 5 in 10 | gas, about 7 in 10 | A bypass model on the gas furnace’s ductwork. |
| Yorkshire | 1984 | single-family houses, about 4 in 10 | gas, about 5 in 10 | A bypass model on the gas furnace’s ductwork. |
| Loch Lomond | 1968 | single-family houses, nearly all | gas, about 7 in 10 | A bypass model with more output, for a draftier house. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
The whole City sits in ZIP 20110. It runs its own water, sewer and electric service.
Sudley and Bull Run in 20109, Yorkshire and most of Buckhall in 20111, Independent Hill in 20112, plus the county edges of 20110.
The signs
A downtown house with plaster walls and old sash windows can lose its indoor moisture fast. That is when a whole-home unit beats a tabletop one hands down.
A zap off every light switch in January means the air in the house is well under 30 percent. Outdoor winter air holds little water, and heating it dries it further.
Wood gives up water in dry air. Gaps between floorboards, a cabinet door that sticks, or a piano that won’t hold its tuning through winter all point the same way.

Choosing who does it
Questions to ask anybody who quotes you one, us included.
You want a no. A humidifier belongs on the duct you already have. Anyone who plans to open plaster walls for it is selling a bigger job than you need.
A humidifier needs a water line and, for most models, a drain. Whoever looks for both before quoting is the one who won’t surprise you on install day.
A bypass model, a fan-powered model and a steam model each suit different systems. Ask why theirs fits your furnace or heat pump, not just what it costs.

Questions
It means the pad lasts longer and cleaning is easier. You still change it once a heating season.
Sometimes. It needs a water line and a drain, and a condo association may have a say. Ask your management first, then call us. Here is what the work involves.
It’s priced at your house, in writing, because the model and the work depend on your system, your ducts and where the water line is. If you have one that stopped working, the diagnostic visit is $99.
The EPA says keep indoor humidity between 30 and 50 percent. On the coldest nights we run it nearer the low end so windows don’t sweat, and an Aprilaire with an outdoor sensor turns itself down for you.
