Paneling, antique furniture and a cracked finish
Old furniture and plaster take the winter hard. Hairline cracks in a finish, a drawer that sticks and wood trim that shrinks away from the wall are what we see.

What moves the price is the model and the path to it: a bypass model on an open basement furnace with a water line close by is the simple end, a fan-powered model in a tight closet with a long run for water and a drain is the other.
If the house already has a humidifier that stopped, we look at it first. Often it’s a crusted water panel, a closed saddle valve or a control that lost its wiring, and that’s a repair, not a new unit.
What’s different in Middleburg
More than a third of owner homes in the 20117 ZIP were built before 1960, and nearly half before 1980. That is the oldest stock in this part of the county. Stone, plaster, tall ceilings and original windows mean the whole house trades air with the outdoors all winter, and January air in horse country holds almost no water. A house like that can need a bigger unit than its square footage suggests, and a lower target setting when the temperature drops.
Heating is mostly electric here, about six owners in ten, with propane at one in five and gas around four in a hundred. A big old house on a heat pump or an electric air handler is a fan-powered Aprilaire job. Where a propane furnace is running, the bypass model works. Either way the answer starts with what the system is, not what the house looks like from the road.
Larger Middleburg houses often have two or three separate systems, added over the decades as wings were built on. A humidifier treats one system’s air, so we look at which one serves the rooms with the wood floors, the paneled library or the piano. Where ducts squeeze through an old chase, there may be no room to add a bypass line at all, and the path for water decides what we can do.
Inside the town limits, the Historic District Review Committee reviews exterior changes visible from a public street. A humidifier lives indoors, so it usually isn’t one, but a new vent or wall opening on a street side can be. The Town’s wells are partly softened, though its 2025 report prints no hardness figure, so we leave the water as an open question until we see the pad.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
ZIP 20117 as a whole: every Middleburg address, the Town and the farms around it, about a tenth of the land in Fauquier County. The Census place for the Town alone has too few homes for steady figures.
The signs
Old furniture and plaster take the winter hard. Hairline cracks in a finish, a drawer that sticks and wood trim that shrinks away from the wall are what we see.
A zap off every light switch in January means the air in the house is well under 30 percent. Outdoor winter air holds little water, and heating it dries it further.
Wood gives up water in dry air. Gaps between floorboards, a cabinet door that sticks, or a piano that won’t hold its tuning through winter all point the same way.

Choosing who does it
Questions to ask anybody who quotes you one, us included.
Ask what they’d do if the ducts won’t take a bypass line, and whether they’ve routed water through plaster before. A confident answer comes with specifics.
A humidifier needs a water line and, for most models, a drain. Whoever looks for both before quoting is the one who won’t surprise you on install day.
A bypass model, a fan-powered model and a steam model each suit different systems. Ask why theirs fits your furnace or heat pump, not just what it costs.

Moisés’ HVAC work is exceptional. He installed a return that completely resolved a static build up problem we had. He also installed a whole house humidifier that we are very pleased with. I’d trust SwiftPro for any of my HVAC needs!

Questions
Sometimes. If the ducts reach the main rooms, yes. If there are only a couple of runs, we will say which rooms it won’t reach before you decide.
It slows the movement. Holding the house near the mid 30s through winter keeps boards from opening as far, but it won’t undo gaps that are already there.
It’s priced at your house, in writing, because the model and the work depend on your system, your ducts and where the water line is. If you have one that stopped working, the diagnostic visit is $99.
The EPA says keep indoor humidity between 30 and 50 percent. On the coldest nights we run it nearer the low end so windows don’t sweat, and an Aprilaire with an outdoor sensor turns itself down for you.
