What’s in a Bristow house

Twenty-year-old subdivisions, and a county seat from 1820 down Bristow Road.

The 20136 ZIP holds two kinds of place: the subdivisions around Linton Hall Road and Sudley Manor Drive, and the quieter country toward Brentsville. Which one you’re in decides most of what we find.

The subdivisions. The Census counts 11,087 owner homes in the Linton Hall CDP, which covers about two thirds of the ZIP’s land. The median one went up in 2004, about three in four were built after 2000, and about three in ten are townhouses. Victory Lakes, astride Sudley Manor Drive, is a fair sample: its association counts 687 single-family houses and 609 townhouses. Gas heats close to nine in ten owner homes, so a typical call here is a gas furnace and an air conditioner that went in with the house, or their first replacements.

The older end. About two in ten homes in Linton Hall date from the 1980s and 90s. Those houses are on their second furnace and second water heater by now, and one built before about 1995 is worth checking for grey polybutylene supply pipe near the water heater.

Brentsville. The county seat sat at Brentsville from 1820 until it moved to Manassas in 1893, and the county still keeps the 1822 courthouse and jail as a museum on Bristow Road. That end of 20136 lies outside the Census place, so the figures above don’t describe it. If a house out there runs on a well and a septic tank instead of Prince William Water, say so when you call; it changes what the plumber brings.

Heating

Cooling

Prince William County asks for no permit to repair an air conditioner with replacement parts, or to swap a heat pump or an outdoor unit for the same type in the same spot. Moving one is an exterior change in an HOA neighborhood, and Victory Lakes sends those to its Covenants Committee. Duct cleaning and dryer vent cleaning each have a page of their own.

Plumbing

Bristow’s plumbing is mostly young: plastic drains, plastic or copper supply lines, and a pressure reducing valve by the meter that Prince William Water leaves to the homeowner. Tanks from the 2000s have mostly been replaced once already, and the water heater estimator prices the next one with the permit counted.

Your water

Western Prince William, Bristow included, gets a blend from Prince William Water’s West system: Potomac water treated at Fairfax Water’s Corbalis plant, more than nine million gallons a day, and Lake Manassas water treated by the City of Manassas, nearly five. The utility rates the West system moderately hard, 3.5 to 7.0 grains per gallon, and its 2025 quarterly tests at the two points where water enters that system ran from about 2.6 to 9.8. A private well has no published figure, and Prince William Water’s lab will test one for a fee.

Your permit office

Bristow is unincorporated, so Prince William County issues the permits. Replacing a gas furnace or a gas water heater takes one every time, like for like or not. An electric water heater of the same size, or a heat pump or outdoor AC unit of the same type, swapped in the same spot takes none, and neither does a repair with replacement parts.

Your sewer, or your septic

On public sewer, Prince William Water issues its own lateral permit, with an inspection, before anyone repairs or replaces the sewer line outside the house. On a septic system, the county code wants the tank pumped at least once every five years, and the Prince William Health District permits and inspects onsite systems.

Is Bristow its own town?

No. Bristow is a mailing address in unincorporated Prince William County, and the Census counts about two thirds of the ZIP’s land as the Linton Hall CDP. So the county issues the permits, Prince William Water runs the public water and sewer, and SwiftPro works there at the same prices as everywhere else it serves.

Do I need a permit to replace my AC in Bristow?

Not from the county when the new outdoor unit is the same type and goes in the same spot; Prince William’s list exempts that swap, a like-for-like heat pump, and any repair with replacement parts. A gas furnace replacement always takes one. Moving the unit can bring in your HOA: Victory Lakes asks owners to check with its Covenants Committee before changing anything outside.

How hard is Bristow’s water?

Moderately hard on Prince William Water, which rates its West system at 3.5 to 7.0 grains per gallon. That’s enough to leave sediment in a tank water heater every year and scale in a tankless one. On a private well, get it tested; Prince William Water’s lab tests well water for people who aren’t its customers.

What does an AC repair cost in Bristow?

Replacing a run capacitor is $240 to $370, topping up refrigerant $190 to $740, and clearing a blocked condensate drain $175 to $420, from the same book we use across Northern Virginia. On an outdoor unit made before 2010, ask what refrigerant it uses: an R-22 leak is a bigger decision, because that refrigerant is no longer produced.

Is Brentsville part of Bristow?

For mail, yes. The county’s Brentsville Courthouse Historic Centre is at 12229 Bristow Road, Bristow 20136. Brentsville was the county seat from 1820 to 1893, and the county runs the 1822 courthouse and jail as a museum today. Houses out that way sit outside the Census place, so the Census figures on our Bristow pages don’t describe them.
