A drip that shows up downstairs first
When a shower leaks inside the wall, the first sign is a spot on the ceiling below, not a wet floor in the bathroom. A handle that is loose or a trim plate that is damp is the warning.

What’s different in Bristow
When a handle in a newer house goes loose, start with the screw. It’s usually a small set screw behind the cap, and a quarter turn can end the wobble. If the handle spins and nothing happens, the cartridge stem has worn, and that comes out the front.
Three in four homes in the Bristow area went up since 2000, which means a builder-grade pressure-balancing valve behind most walls. Those are reliable, but the cartridges in them are the thing that wears first, and a drip after the shower is off is the most common call we get from a house this age.
Victory Lakes has 687 houses and 609 townhouses, and in a townhouse the upstairs shower often sits over a finished room, a kitchen or a hallway. A drip behind the trim in that spot turns into a ceiling stain below long before you hear it. Ask us to look when the handle first feels loose, instead of after the stain.
Prince William Water rates the East and West systems moderately hard, 3.5 to 7.0 grains per gallon, so scale builds slowly. If you’re out toward Brentsville and your house is on a private well, sediment and iron can clog the head and gum up a cartridge faster. Tell us how your water is supplied and we’ll plan for it.

The signs
When a shower leaks inside the wall, the first sign is a spot on the ceiling below, not a wet floor in the bathroom. A handle that is loose or a trim plate that is damp is the warning.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
They should tell you before they start what could drip, check the ceiling below, and have a plan for the shutoff in your townhouse. A plumber who’s calm about it has done it many times.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Alex arrived on time and after some time he explained the situation regarding the low flow faucet and fixed the problem. Very professional. I would call on him and the company again for my plumbing repairs.

Questions
Inside the walls of your own unit, the shower valve is generally yours to fix, and the HOA cares about a leak that reaches a neighbor. Check your governing documents if you’re unsure.
It happens. Builder handles aren’t always tightened well, and a quick screw fixes it. If it keeps coming back, the cartridge stem has worn, and a new one runs $250 to $450.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
