A drip that started with the weather
Old stems and washers get stiff in cold, and a drip that comes and goes with the season is often a washer that’s lost its shape. It’s a cheap part, and it comes out through the front.

What’s different in Triangle
The county recorded Carborough Heights in 1946 and East Graham Park in 1959, then Kerill Woods in 2001 and Lionsfield Valley and Moncure Woods in 2004. Seventeen percent of Triangle’s homes predate 1960, and nearly half were built since 2000. A shower in the first group tends to be a two-handle valve, or one swapped in later. In the second group, it’s almost always a single cartridge.
For the older houses, a drip usually means the stems or washers, and a loose handle may mean a stem worn at the splines. We rebuild first and replace when the stems can’t be matched. For the newer ones, a handle that droops or a drip after shutoff is the cartridge, which is a front-side job.
Prince William Water supplies most of Triangle with Occoquan Reservoir water, treated at Griffith, and its tests ran from 2.6 to 10.5 grains per gallon in 2025. A few houses out along Joplin, Johnson and Williams Roads sit past the lines and are likely on wells, where grit can wedge under a cartridge seal and make a shower drip.
About one home in six is in a small multi-unit building, and another sixth in a larger one. If yours is, find out who controls the shutoff before we schedule. A cartridge swap is a ten-minute job when the water can go off, and a long wait when it can’t.

The signs
Old stems and washers get stiff in cold, and a drip that comes and goes with the season is often a washer that’s lost its shape. It’s a cheap part, and it comes out through the front.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
In Triangle, the street often tells you the valve: 1940s and 50s sections lean toward two handles, 2000s sections toward one cartridge. A plumber who asks has probably done this before.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions
If it drips but stays at a steady temperature, new stems are the cheaper answer, at $250 to $450. If it jumps hot when a toilet flushes, a pressure-balancing valve is the better fix, at $950 to $1,400 with trim.
A twenty-year-old cartridge simply wears out. It’s the common failure on a 2004 house, and it comes out the front for $250 to $450. The visit is $49, or $250 after hours.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
