What’s different in Purcellville

Purcellville’s Town system runs at high pressure, and high pressure is hard on a shower valve’s seals.

A handle that rocks usually has a set screw backing out, small and easy to miss under the cap. Tighten it and test. If the handle still spins, the grip inside it, or on the stem it sits on, has worn smooth, and we replace the part that is rounder.

The Town’s own FAQ says people in new homes may use more water than they did before, possibly because of the high pressure in the Town system, and suggests a pressure reducer if the house doesn’t have one. That pressure is also pushing on every seal in your shower. A cartridge that sprays hard and drips after you shut it off may be worn because it was always working against more pressure than it was built for.

The Town’s water comes about half from a mountain-fed reservoir and half from wells, and its report doesn’t print a hardness figure, so we won’t give you one. About half the homes here were built since 2000 and the median owner home is from 2001. Those showers are single-handle pressure-balancing valves, and a cartridge swap is a $250 to $450-range job.

Around the downtown grid, roughly one home in eight predates 1960, and some of those baths still have two handles. Where that is the case, a stem swap is possible, and we tell you if a new valve is the better choice. About a fifth of homes here are townhouses, where a drip behind the trim lands in the room below, so don’t let one run.

The signs

When a shower in Purcellville needs a plumber.

A shower that sprays and drips

If the water hits hard and the shower still drips when it’s off, the pressure may be wearing the seals faster than normal. Replacing the cartridge without checking the pressure may mean replacing it again.

The handle is loose or spins

Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.

It drips after it’s off

On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it

How to pick who fixes a shower in Purcellville.

Questions to ask anybody who pulls your shower handle off, us included.

  1. Will they check the house pressure along with the shower?

A gauge on a hose bib takes a minute. If the number is high, a plumber should tell you, since a worn cartridge is likely to come back if the pressure stays that way.

  2. Did they pull the handle before quoting a new valve?

Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.

  3. Did they test it with a toilet flushed?

A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Needed 2 faucets installed and both gentlemen did a nice job. Checked everything out prior to removing old faucets and QC’d everything upon completion of the job. Cleaned up and on their way. Thanks!

Questions

Shower repair questions from Purcellville.

Why does my Purcellville shower spray hard and drip afterward?

The pressure in the Town system can be high, and that wears on cartridge seals. We check the pressure at the house, then replace the cartridge, a repair in the $250 to $450 range.

Is the shower in my old Purcellville house worth keeping, or should I replace the valve?

If it only drips, stems and washers usually fix it. If it jumps hot when someone flushes, a pressure-balancing valve is the fix, and that runs $950 to $1,400 with trim.

How much is shower repair in Purcellville?

Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.

Will you have to open the wall or break tile?

Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
