Scale on a shower head and a cartridge that sticks
In harder water the head clogs and sprays sideways, and the cartridge gets stiff. Soaking the head in vinegar clears the head. A stiff handle is the cartridge asking for a swap.

What’s different in Haymarket
A shower handle that wobbles is where to start. Pop off the cap and look for a set screw. If tightening it fixes the wobble, you’re done. If the handle still slips on the stem, the grip on the cartridge is worn, and that part is the fix.
Inside the Town, most owner homes went up in the 1980s and 1990s, and the median is 1995. That’s the era of early single-handle valves, which still work but sometimes need a cartridge that has to be matched by eye. About 38 percent of the Town’s homes are newer, from 2000 on, and those have the modern kind where a drip is nearly always the cartridge.
Most Haymarket addresses get Prince William Water’s East and West system water, which the utility rates moderately hard, at 3.5 to 7.0 grains per gallon. Up on Bull Run Mountain and near Evergreen, the supply is a separate groundwater system rated hard, at 7.0 to 10.5. A shower on the mountain is likelier to have a scaled cartridge and a clogged head.
Bull Run Mountain Estates is a different housing stock. Its median owner home dates to 1978, and six in ten went up before 1980, all detached. Those houses can still have older valves and, in a few, separate hot and cold handles. If you’re up there, tell us the age of the house and we’ll bring the likely parts.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what usually wears out in the showers of houses that age.
| Place | Median home built | Most homes are | Heated with | What usually wears out |
|---|---|---|---|---|
| Bull Run Mountain Estates | 1978 | single-family houses, nearly all | electricity, about 4 in 10 | A worn cartridge in an older single-handle valve. |
| Haymarket | 1995 | single-family houses, about 6 in 10 | gas, about 6 in 10 | A worn cartridge or a loose handle on a pressure-balancing valve. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
Inside the town limits only, about one in eighteen of the owner homes with Haymarket mail. Dominion Valley, Piedmont and Bull Run Mountain Estates sit outside it, in the county.
ZIP 20169 as a whole: every Haymarket address, the Town’s homes included.
The signs
In harder water the head clogs and sprays sideways, and the cartridge gets stiff. Soaking the head in vinegar clears the head. A stiff handle is the cartridge asking for a swap.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
It changes the repair. In hard water a plumber should talk about scale on the cartridge and head, and whether a softener is already on the line.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions
Usually not. Mineral scale in the holes is more common, especially in the hard groundwater up on Bull Run Mountain. Soak the head in vinegar. If the flow is still weak, the cartridge may be the problem.
If the handle is loose, if it drips, or if a diverter fails, yes. Those parts come out the front. If the parts can’t be matched, we’ll say so and quote a new valve at $950 to $1,400.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
