What’s different in Herndon
Many Herndon houses went up in the 1970s, right when single-handle shower valves were new. Some of those early designs were made by companies that were later sold or closed, and the cartridge for one can be hard to find. A loose handle on a valve like that might be a worn handle, or a worn stem we have to track down.
If the old valve is beyond parts, we say so at the first visit and show you what a modern replacement means, at $950 to $1,400 with trim. If a part exists, a repair is $250 to $450. You see both numbers before anything is taken off the wall.
The Town of Herndon buys its water from Fairfax Water, mostly from the Corbalis plant on the Potomac, which ran 4.1 to 10.8 grains per gallon in 2025. Hardness at that level builds up on a cartridge and a shower head, so a head with a thin spray is a hint to look at the cartridge too.
About a quarter of the Town’s owner homes are in condo or apartment buildings, and another quarter are townhouses. In a building, closing the valve for one shower can mean closing it for the stack, which is the manager’s call, and we can schedule around theirs.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what usually wears out in the showers of houses that age.
| Place | Median home built | Most homes are | Heated with | What usually wears out |
|---|---|---|---|---|
| Franklin Farm | 1985 | single-family houses, about 9 in 10 | electricity, about 5 in 10 | A worn cartridge in an older single-handle valve. |
| Herndon | 1981 | single-family houses, about 4 in 10 | electricity, about 6 in 10 | A worn cartridge in an older single-handle valve. |
| Dranesville | 1984 | single-family houses, nearly all | electricity, about 6 in 10 | A worn cartridge in an older single-handle valve. |
| McNair | 2003 | condo and apartment buildings, about 6 in 10 | gas, about 7 in 10 | A worn cartridge or a loose handle on a pressure-balancing valve. |
| Floris | 1990 | single-family houses, about 8 in 10 | gas, about 6 in 10 | A worn cartridge or a loose handle on a pressure-balancing valve. |
| Hutchison | 1979 | townhouses, about 5 in 10 | electricity, about 7 in 10 | A worn cartridge in an older single-handle valve. |

By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
Inside the town limits. Floris, Franklin Farm, McNair and Dranesville, on the Fairfax County side, are counted by the Census as places of their own.
The signs
That’s a stripped stem or a cracked cartridge. On a 1970s valve, it’s also the moment to find out whether the part still exists, before you pay for anything.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
Ask for the plan before they start. The answer might be a part from a supplier, a rebuilt stem, or a modern valve, and you should hear which one and what it costs.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Alex arrived on time and after some time he explained the situation regarding the low flow faucet and fixed the problem. Very professional. I would call on him and the company again for my plumbing repairs.

Questions
Usually it’s the cartridge, which is a front-side job at $250 to $450. Shut off the water at the stop if the shower has one, or at the main, and call.
Both, in that order for the building and ours: tell management first, because a shared shutoff is theirs. Then we set the time with them. The visit is $49 and a cartridge is $250 to $450.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
