The water goes cold in the middle of a shower
If it runs steady, then fades cold after a few minutes, that’s often the water heater, not the valve. If it swings hot to cold in seconds, the valve isn’t balancing. We run both before pulling anything.

What’s different in Bealeton
Almost half of Bealeton’s homes were built from 1980 through 1999, and nearly as many since 2000. That’s a lot of single-handle, pressure-balancing valves, and on those, a loose handle usually points to the cartridge, or to a handle whose set screw was never snugged. We start by pulling the cap, then the handle, and look at the stem.
When one of these showers drips, the cartridge is the repair at $250 to $450, and it comes out through the front. Two decades of use on a builder-grade valve is about where we see them wear. A replacement cartridge from the same maker keeps the trim you have.
FCWSA’s Bealeton wells are 320 to 520 feet down, and four of them feed a microfiltration plant in Meadowbrook that adds a phosphate to control color and sediment and cut corrosion. The report prints no hardness figure. After one of FCWSA’s flushing runs, run the cold tap until it clears before you judge a shower. Discolored water from the main usually isn’t a valve problem.
About one home in five here is an apartment or condo, and that changes how a repair goes. A cartridge swap needs the unit’s water off, and sometimes the building’s. We schedule with the owner, the manager, or the association, and we tell you which shutoff we’re using before we touch it.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
The signs
If it runs steady, then fades cold after a few minutes, that’s often the water heater, not the valve. If it swings hot to cold in seconds, the valve isn’t balancing. We run both before pulling anything.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
On valves this young, a cartridge fixes most of them. Ask what they found in the old one. A new valve at $950 to $1,400 only makes sense if the body itself is damaged.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions
Tell your landlord or property manager first. Most of the time they want it fixed, and we can work with them on scheduling the water shutoff for the building.
Probably not. After FCWSA flushes, air and sediment can sit in the line. Run the cold tap until it clears and try again. If it still sputters, we’ll look.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
