The drip that has always been there
In an old house, people live with a shower drip for years. It’s cheap to stop now, and it gets expensive once the water keeps wetting the old framing around the valve.

What’s different in Upperville
A loose handle in an old house usually means the handle or its stem is worn smooth. Check the screw behind the cap first. If it’s tight and the handle still turns without moving the water, stop cranking on it, because a worn stem can twist off and turn a part into a bigger job.
The village’s Historic District counts 136 primary buildings, and 103 are single dwellings. Forty date from before 1861, the oldest around 1780. A bathroom in one of those was added long after the house, and its tub valve is whatever the plumber of the day put in.
The mid-century streets are a different story. The same survey lists ranch and split-level houses on Patrick and Parker Streets among its 1946 to 1991 group. Those often have two handles or an early single-handle valve, and the second kind sometimes needs a cartridge that was discontinued years ago.
No water company serves Upperville. FCWSA’s 2025 report lists its Marshall and Paris systems and nothing here, and the ZIP runs about six in ten homes in Fauquier and four in ten in Loudoun. In Fauquier County testing, 58 percent of households had treatment on the well, most often a sediment filter, and a clogged one can drop shower pressure on its own.
The signs
In an old house, people live with a shower drip for years. It’s cheap to stop now, and it gets expensive once the water keeps wetting the old framing around the valve.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
Where there’s original plaster, a repair should come from the front of the valve whenever it can. Ask whether the job needs a hole, and who patches it.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Zabi did a great job. Fill valve, flush valve and gaskets replaced on this 30-yr-old toilet. No leaks, no run-on.

Questions
Often. Brass stems and bodies outlast the washers, so fresh stems or a new cartridge, around $250 to $450, buys years. If the body is cracked or the parts can’t be matched, a new valve at $950 to $1,400 is the other choice, and we’ll give you both numbers.
It does. You don’t get a water bill, but a steady drip can make the pump cycle more, and the wet around an old valve is what rots a wall. A drip is easier to fix than the framing.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
