What’s different in Manassas
If your handle rocks or spins, check the small screw behind the cap first. Once it backs out, the handle wobbles on the stem. When the screw is snug and the handle still turns freely, the teeth that grip the stem have worn smooth, and a new handle or cartridge ends it.
The City of Manassas runs its own water, and its 2025 report gave a single hardness reading of 2.7 grains per gallon, which is soft by Northern Virginia standards. Scale doesn’t eat cartridges here the way it does in harder towns. So when a Manassas shower starts to drip, look at age and use: rubber seals that have flexed for twenty years, not minerals.
The median owner home in the City dates to 1985, and about a third went up before 1980. That is the window when early single-handle valves went into houses, and some of those brands have stopped making parts. Downtown, near the older streets, a few tubs still have separate hot and cold handles. We look at what’s in the wall before we promise a cartridge.
Nearly half of Manassas owners live in a townhouse or a condo. A townhouse shower often backs onto a shared wall, and a condo may share a riser with the units above and below. Ask your property manager how a shutoff works before the day we come, because a cartridge swap needs the water off to that one shower, and sometimes more than that.

By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
The whole City sits in ZIP 20110. It runs its own water, sewer and electric service.
Sudley and Bull Run in 20109, Yorkshire and most of Buckhall in 20111, Independent Hill in 20112, plus the county edges of 20110.
The signs
In a soft-water town the rubber seals tend to go before anything else does. A steady drip from the spout after you shut it off is usually that, and it comes out through the front of the wall.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
Older single-handle valves from the 1980s can be picky about cartridges. A good plumber reads the brand off the part, tells you whether it can be matched, and says what happens if it can’t.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Excellent service and attention to detail. James was super thorough and explained everything to me. I highly recommend them for any plumbing needs
Alex arrived on time and after some time he explained the situation regarding the low flow faucet and fixed the problem. Very professional. I would call on him and the company again for my plumbing repairs.

Questions
Tightening a handle needs no shutoff at all. A new cartridge needs the water off to that shower, and most townhouses have a stop valve for the bath or a main we can use. Condos vary, so ask your management company.
If it only drips or rocks, a cartridge or handle is the repair. If the shower jumps hot when a toilet flushes, or the parts can’t be found, a new pressure-balancing valve at $950 to $1,400 with trim is the better spend.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
