Green or blue stains by the shower
That tint is usually copper or brass dissolving into the water. Test the well’s pH before you spend on anything. If it’s low, a neutralizer protects the next cartridge as well as the pipes.

What’s different in Orlean
A loose handle on a well-water house deserves a look at the trim. If the screw is tight and the handle still wobbles, the handle’s insert or the cartridge stem has worn. A green or blue crust on the metal is a different clue, and the next paragraph explains it.
Virginia Cooperative Extension tested 97 Fauquier County household water samples between 2012 and 2017, and 46 percent had a pH below 6.5. That’s a county result and not an Orlean test. Extension’s reading is that water that acidic is corrosive and can pull metal out of brass fittings and copper pipe.
Blue-green stains around a drain, or a crust on the shower trim, are the usual sign. Acidic water can wear at the brass parts of a valve and shorten a cartridge’s life, so a drip may show up earlier than the house’s age would suggest. Testing your own well tells you which kind of water you have.
In Orlean’s Census block group, all 576 homes are single-family detached, the median was built in 1982, and 387 went up from 1970 through 1999. The block group covers about 26 square miles. Showers from the 70s and 80s often have an early single-handle valve, and we check the brand before we promise a part.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
Orlean’s own ZIP, 20128, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20115 as a whole, the Marshall ZIP area Orlean sits in, Marshall included.
The signs
That tint is usually copper or brass dissolving into the water. Test the well’s pH before you spend on anything. If it’s low, a neutralizer protects the next cartridge as well as the pipes.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
A plumber who puts a brass cartridge into acidic water may be back in two years. Ask what material the replacement is and whether your water changes the choice.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions
Virginia Cooperative Extension’s Culpeper office runs drinking water testing clinics for Fauquier households, with a wait list for the next one. Its page has the dates and what the kit covers. A low pH result is worth sharing with whoever repairs the shower.
Over time it can shorten any cartridge’s life. A neutralizer on the well helps. When we pull the old part, we’ll show you whether it looks eaten or just worn, and the cartridge repair is around $250 to $450.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
