What’s different in Round Hill

In Round Hill, the houses are new and the water is hard, so the cartridge goes first.

If a shower handle rocks in your hand, start with the screw behind the button or cap. When it bites and the handle still turns without moving the water, the grip inside the handle, or the stem it sits on, has worn smooth. Either one is a part you can hold.

Close to six in ten homes in ZIP 20141 went up in 2000 or later, and another 28 percent between 1980 and 1999. Most of those showers have a single-handle pressure-balancing valve, so a drip or a wobble is usually a worn cartridge and not a wall full of old stems.

The Town’s own handbook calls its well water hard and high in calcium, and its 2025 water report puts hardness at 115 to 317 mg/L on the main system, roughly 6.7 to 18.5 grains per gallon. Scale at the top of that range is a likely reason a cartridge goes stiff, then starts to leak by.

The Town’s water also reaches the Villages of Round Hill, Mountain Valley, Fallswood, Greenwood Commons, Lake Point and Stoneleigh, so the same hard water runs well outside the town limits. The Town’s report adds that the pressure reducing valve at the house is yours to keep up, and a worn one shows up as a weak shower even when the cartridge is fine.

By the numbers

Round Hill houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

Round Hill

ZIP 20141 as a whole: every Round Hill address, the Town and the neighborhoods around it. The Census place for the Town alone has too few homes for steady figures.

  • Median home built2004 Census
  • Built before 1980about 2 in 10 Census
  • Built since 2000about 6 in 10 Census
  • Most homes aresingle-family houses, about 9 in 10 Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 1 in 10 Census
  • Many houses here were built since 2000 with single-handle pressure-balancing valves, where a loose handle or a drip is almost always a cartridge.
  • Most homes here are detached houses, where the shower valve can often be reached from a closet or a panel behind the wall.

The signs

When a shower in Round Hill needs a plumber.

A weak shower is not always the valve

Unscrew the showerhead and look at the face. White crust over the holes is scale, and a vinegar soak may be all it needs. If every tap in the house runs weak, ask about the pressure reducing valve before anyone pulls a cartridge.

The handle is loose or spins

Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.

It drips after it’s off

On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it

How to pick who fixes a shower in Round Hill.

Questions to ask anybody who pulls your shower handle off, us included.

  1. Do they look at the old cartridge for scale before they swap it?

In hard-water country a cartridge can fail from crust, not from age. Ask to see the old one, and ask whether the new one is a brand you can buy again in a few years.

  2. Did they pull the handle before quoting a new valve?

Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.

  3. Did they test it with a toilet flushed?

A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Needed 2 faucets installed and both gentlemen did a nice job. Checked everything out prior to removing old faucets and QC’d everything upon completion of the job. Cleaned up and on their way. Thanks!

Questions

Shower repair questions from Round Hill.

The handle on my newer Round Hill shower is loose. Is the valve bad?

Rarely. In a house from the 2000s the valve body is usually fine, and the loose part is a screw or a worn handle insert. If it drips too, $250 to $450 usually covers a new cartridge. A whole new valve, at $950 to $1,400, is for a damaged body.

Does hard water mean I need a softener to keep a shower working?

A softener helps cartridges, heads and the water heater last longer, but a repair doesn’t depend on one. We fix what’s worn either way. The Town’s handbook says calcium builds up in water heaters too, so ask us to look at that on the same trip.

How much is shower repair in Round Hill?

Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.

Will you have to open the wall or break tile?

Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
