What’s different in Leesburg

Leesburg’s Town water carries calcium, and a shower valve is one of the places it ends up.

If your handle rocks, look for a small screw under the cap or under the lip of the handle first. Tight screw and a handle that still spins means the grip has worn smooth, either inside the handle or on the stem, and one of the two is the part to swap.

The Town’s 2025 water quality report puts hardness at typically 100 to 150 ppm, or 5.8 to 8.8 grains per gallon, all of it Potomac water that year. Leesburg’s own utilities FAQ tells residents that the white or pale green specks on a faucet screen are calcium that settled out in the water heater. The same grit runs to the shower. It sticks a cartridge until it grabs, scores the seals so it drips, and fills the holes in the head until the spray goes sideways.

That’s the Leesburg shower that is hot for a minute and then weak. Calcium in the cartridge ports or the head cuts the flow. Soaking the head in vinegar often brings back the spray. If the water is still thin or the handle is gritty to turn, the cartridge comes out to be cleaned or replaced, and a swap is in the $250 to $450 range.

Close to a quarter of Leesburg homes were built before 1980 and about one in twenty before 1960; the older ones cluster downtown, where two-handle showers still turn up. The Old and Historic District’s review rules cover work on the outside of a building, and a valve behind a bathroom wall isn’t that. Around four in ten Leesburg homes are detached, three in ten townhouses and about two in ten condos, and the typical owner home dates from 1996.

The signs

When a shower in Leesburg needs a plumber.

White grit around the shower

Rough, white or pale green deposits on the head or the trim point to calcium. It’s also what’s wearing the cartridge inside, and the head is the easy part to fix first.

The handle is loose or spins

Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.

It drips after it’s off

On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it

How to pick who fixes a shower in Leesburg.

Questions to ask anybody who pulls your shower handle off, us included.

  1. Will they clean the shower head or the cartridge before replacing it?

Sometimes scale is the whole problem and a cleaning is enough. Ask whether they’ll look at the old part with you and say if it was cleanable, or only worn.

  2. Did they pull the handle before quoting a new valve?

Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.

  3. Did they test it with a toilet flushed?

A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions

Shower repair questions from Leesburg.

Why does my Leesburg shower start strong and then get weak?

Often calcium has clogged the holes in the head or the ports in the cartridge. Soak the head first. If that doesn’t fix it, the cartridge is the next step.

Does my Leesburg house need town approval for a shower valve repair?

The Old and Historic District’s Certificates of Appropriateness are for exterior changes, and a valve repair inside the bathroom isn’t one. If the work would touch the outside of the house, ask the Town’s preservation staff first.

How much is shower repair in Leesburg?

Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.

Will you have to open the wall or break tile?

Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
