Water coming through a Leesburg ceiling: your first moves

Leesburg’s leaks start in the same few places: a supply line under a sink, a water heater, an outside wall in January. Wherever it is, the order doesn’t change.

  1. Close the main valve. It’s on the lowest floor where the water line comes through the wall, often in the utility room near the water heater. Clockwise on a wheel, a quarter turn on a lever.
  2. Let the pipes empty. Run the lowest tap in the house until it stops, so the leak upstairs runs dry.
  3. Mind the electricity. Water near outlets or a light fixture means that breaker goes off, and nobody walks through water touching a cord.
  4. Move what you can. Rugs, boxes and electronics out of the drip path, towels down, a bucket under the ceiling spot.
  5. Leave the meter box alone. The meter by the sidewalk is the Town’s. If the leak is there, the call is to the Town, not us.

Not sure which valve is the main? Our shutoff valve guide shows what each one looks like, and it’s worth ten minutes on a quiet Saturday.

The Town’s pipe or yours

Town of Leesburg or a plumber: who handles which leak

Inside the town limits, the Town of Leesburg Utilities Department runs water and sewer. On the water side, the Town keeps the pipe from the main to the meter box near the sidewalk, and you own it from there to the house. The sewer is different: you own the whole lateral from the house to the Town’s main, even the part under public ground. Its sewer backup page still says to call the Town first, because a clog in the Town’s main is theirs to clear.

What Leesburg calls us for

Leesburg leaks and backups we fix most often

With the first thing to do while you wait, and what the repair costs.

A leaking pipe in a wall or ceiling

Close the main, empty the lines from the lowest tap, and put a bucket under the drip.

In Leesburg’s 1990s and 2000s houses it’s usually a fitting or a supply line, not the pipe itself. Downtown, galvanized pipe rusts through from the inside. Either way the plumber opens only what he has to, and the repair usually runs $450 to $650. Pipe repair, explained.

Sewage in a basement drain

Stop all water use and call the Town’s Utilities Department.

If the Town’s main is flowing, the clog is in your lateral. Clearing it runs $550 to $1,650, and a camera look on the same visit, $89, shows roots, grease or a broken joint. The Town has been repairing its own sewer to keep groundwater and storm water out, so a backup in heavy rain is worth reporting. Drain and sewer line prices.

A water heater leaking from the tank

Close the cold valve on top, then turn the gas control off, or the breaker on an electric one.

A tank that leaks from its body is done, and in Leesburg’s 1990s neighborhoods plenty of second tanks are reaching that age. A replacement runs $2,750 to $10,500 (water heater prices). From about $46 a month at 0% APR for 60 months, the whole price financed, on approved credit. How financing works.

A water bill that won’t come down

Turn everything off and listen near the floors and walls on the lowest level.

Finding a hidden leak runs $200 to $500, before anyone cuts drywall. The Town’s leak adjustment wants proof of a verified repair, so keep our invoice. The Town of Leesburg water leak page.

A gas smell

Get out of the house first, and make the call from the street.

Don’t flip a switch or start a car in the garage. Call 911 or Washington Gas at 844-927-4427 from outside. When the gas company has the leak made safe, our plumbers in Leesburg track it down on your side of the meter and repair the line. Gas line repair.

Questions from Leesburg

Leesburg emergency plumbing questions we get asked

Who fixes leaking pipes in Leesburg, VA?

Inside your house and out to the meter box by the sidewalk, a licensed plumber: that’s us, any hour, at (703) 997-9757. Past the meter box and the sewer cleanout at the property line, it’s the Town of Leesburg’s Utilities Department. In Lansdowne, it’s Loudoun Water.

What does an emergency plumber cost in Leesburg?

$250 for a plumber at your Leesburg house after hours, $49 for the same visit on a weekday. The plumber finds the leak, then writes up the repair for you to approve. A leaking or burst water pipe is usually $450 to $650.

My Leesburg basement drain is backing up. Who do I call first?

The Town’s Utilities Department, before any plumber. Its staff check the Town sewer, and if the blockage is in Town pipe they clear it at no charge. If the Town’s side is running, the clog is in your lateral, and we take it from there.

Is Lansdowne on Town of Leesburg water?

No. Lansdowne is on Loudoun Water, so a sewer backup there goes to Loudoun Water first. Inside the town limits, water and sewer are the Town’s.

Does the Town of Leesburg credit my bill after a leak?

It can. The Town gives a partial credit on water, sewer or both after a verified leak has been repaired, and an underground leak falls under its Leak Adjustment Policy. Ask on the Town’s request form and attach our invoice.

Why does my Leesburg house smell like sewer?

Most often a drain trap that dried out, in a basement floor drain or a shower nobody uses. Pour a quart of water down it. If the smell stays, or comes with gurgling, it’s a vent or drain problem, and a daytime visit finds it.

Do you work on the older houses downtown?

Yes. Fewer than one in twenty Leesburg homes predate 1960, most of them in and around the Old and Historic District, and that’s where we still find galvanized supply pipe and cast iron drains. Most of the rest of Leesburg went up after 1980.
