What’s different in Aldie

In Aldie the drain ends at Loudoun Water, a village plant or your own septic tank.

Where your drain ends up depends on which part of 20105 you’re in. Stone Ridge’s association lists Loudoun Water, whose central water and sewer serve the suburban part of the county, the new subdivisions included. The old village around Aldie Mill drains to a small public community system; Loudoun Water’s capital plan lists the Aldie plant among the community treatment plants it runs. And on the farm lots past them, Loudoun Water says most rural properties still have their own well and septic system.

On a septic house, Loudoun County requires the tank pumped at least once every five years by a septic tank cleaner its Health Department licenses, with the paperwork kept in case the County asks. The pipe between the house and the tank is ordinary drain line, though. When the lowest toilet gurgles, a sewer camera inspection added to a visit shows whether that line is blocked or the tank is simply full.

The village’s water is the odd one out. Loudoun’s 2019 General Plan says Aldie is the only one of the county’s rural villages served by a private water company, so a village house’s pressure and hardness questions go to that company, not Loudoun Water.

In the subdivisions, the plumbing is 2000s work: PEX or copper supply lines, PVC drains, and a pressure reducing valve where the water line enters. Those valves wear, and one that went in with a 2009 Stone Ridge house is due a look. When it fails, pressure climbs past the 80 psi the code allows, and the first signs are a toilet that won’t stop refilling and a relief valve dripping on the water heater.

What you’d notice

What a plumbing problem in Aldie usually looks like.

Toilets refilling when nobody’s home

In a subdivision house still on its original pressure reducing valve, a fill valve hissing at night or a weeping relief valve on the water heater is often the first sign the valve has let pressure creep up. We check the pressure before replacing any of the parts that are complaining.

Water where it shouldn’t be

A damp patch on a ceiling, a warm spot on the floor, a meter that keeps ticking with every tap off. A slow leak inside a wall does most of its damage before it ever shows itself.

A drain that keeps coming back

One slow sink is a sink. Two slow drains on different floors are sharing the pipe out to the street, and a basement drain that gurgles while you run water upstairs is the main line talking.

No hot water, or not enough of it

Lukewarm showers, hot water that runs out halfway, banging or rumbling from the tank. Rumbling is sediment, and it’s the noise a water heater makes in its last couple of years.

After a heavy rain

After a storm in Aldie, check the basement drains.

Heavy rain finds the weak spots in a house’s plumbing. Four checks you can make yourself, then call us and we’ll look at the rest.

  1. Water coming up a floor drain?

Clear water with no smell is usually groundwater. Gray water, or a sewer smell, means the main line is backing up: stop running water in the house and call us.

  2. Drains slow or gurgling since the rain?

A main line with a cracked joint or roots in it can take in groundwater during a storm and slow down. A sewer camera inspection, $89 added to a visit, shows where.

  3. Is the sump pump running?

If the house has one, watch it once: it should start as the pit fills, empty it and shut off. Our sump pump replacement page has the rest of the checks.

  4. Did water reach the water heater?

If floodwater got to a gas water heater’s burner or controls, leave it off. Don’t relight it until a plumber has checked it.

Call us after a storm and we’ll check it all: the floor drains, the main line, the sump pump and the water heater. Any repair gets its price in writing before the work starts.

Choosing a plumber

How to pick the best plumber in Aldie.

Questions worth asking anybody who comes out, us included.

  1. Do they ask whether you’re on Loudoun Water or septic before they quote?

A backup on a septic house can be a full tank. On Loudoun Water it’s the line, and the piece under the road isn’t yours to dig. A plumber who knows Aldie asks which you have before quoting anything.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup in about a minute. It’s the one question that takes the guesswork out of the rest.

  3. Will they put a camera in before they talk about digging?

A sewer camera inspection is cheap next to any dig, and it shows whether the problem is a root, a sag or a break. A quote to dig without one is a guess.

  4. Do you get the price before the work?

Every plumbing job on our list has a range. A plumber who won’t say where yours lands until the wall’s open is asking for a blank check.

Questions

Plumbing questions from Aldie.

Is the old village of Aldie on public sewer?

Yes. The County’s 2019 General Plan lists Aldie among four rural villages served by public community wastewater systems, and Loudoun Water runs the Aldie treatment plant. The water side is different: Aldie is the only one of those rural villages whose water comes from a private water company.

How often does an Aldie septic tank need pumping?

At least every five years under Loudoun’s ordinance, by a septic tank cleaner the County Health Department licenses, and you keep the record. A big household or slow drains are reasons to go sooner. Before anyone pumps a tank that may not be full, a sewer camera run from the cleanout tells you whether it’s the pipe.

My water pressure in Stone Ridge seems high. Is it the valve?

Often. Loudoun Water leaves the regulator to the homeowner, and the code wants one wherever static pressure tops 80 psi. A pressure gauge threaded onto a hose bib settles it in a minute. A new pressure reducing valve runs $500 to $1,000, and the expansion tank on the water heater should be checked at the same time.

How much does a plumber cost in Aldie?

It depends on the job, and every one has a published range: drain cleaning for one fixture $200 to $800, main sewer line cleaning $550 to $1,650, leak detection $200 to $500, a pressure reducing valve replacement $500 to $1,000, toilet repair $250 to $900. A sewer camera inspection added to a visit is $89.
