What’s different in Midland

Midland’s pipes run from a private well to a septic tank, across an old lakebed.

Outside the Town of Warrenton, Fauquier County’s comprehensive plan says, every resident draws groundwater, and in Midland that usually means the house’s own well. FCWSA runs no water system here, and the County’s 2026 service district chapter says the district’s only public sewer serves the airport. We don’t work on wells, well pumps or septic tanks; our part is everything between them, from the pressure tank to the pipe that carries the house’s waste out to the tank.

Midland sits about 327 feet up in the Culpeper Basin, on what the County calls a former lakebed it shares with Bealeton, Opal and Remington, with floodplain along Marsh Run on the southwest side. On August 10, 2022, Marsh Run came out of its banks in a flash flood that closed Bealeton Road, and high water shut Route 610 in Midland. A volunteer rain gauge about three miles south-southwest averages close to 46 inches of precipitation a year.

On ground like that, a sump pump earns its keep. The next steady rain is the test: if the pump runs without a break and the water in the pit still rises, or it hums and moves nothing, it can’t keep up, and a pump that can’t keep up gets replaced. Our sump pump replacement page has the one price. Trees on the lines, like the one that fell onto the wires on Rogues Road in August 2021, stop the sump pump and the well pump at the same moment.

Then winter. The Warrenton 3 SE station, about six miles north-northwest, averages about 98 nights a year at freezing or below, and it dropped to 3 degrees in January 2014. The County’s code sets frost depth at 24 inches, so a properly buried line usually rides that out; the pipe that splits is the one above ground, like a hose bibb on a north wall or the run out to a barn. In the 287 homes across 22728 built before 1960, find any supply pipe in a crawlspace or an outside wall before the first hard freeze.

What it costs

What a plumber costs in Midland.

The same list as our plumbing page, every line a range because the house decides where it lands. You get the number before the work starts.

  • Drain cleaning, one fixture$200 to $800
  • Main sewer line cleaning$550 to $1,650
  • Sewer camera inspection, added to a visit$89
  • Leak detection$200 to $500
  • Toilet repair$250 to $900
  • Pressure reducing valve replacement$500 to $1,000
  • Water heater replacement$2,757 to $10,486

A sewer camera inspection is $89 added to a visit we’re already making. It’s the cheapest way to know what a drain is doing before anybody talks about digging.

With Comfort+ membership, any service is 15% off, and a water heater flush with a sewer camera inspection and a plumbing safety inspection comes every year.

What you’d notice

What a plumbing problem in Midland usually looks like.

The well pump kicks on when nobody’s using water

On a private well the pump should run only when a tap is open. If you hear it start on its own in the night, water is leaving somewhere: a toilet flapper seeping into the bowl, a dripping outside spigot, or a leak in a wall or under the floor. Finding the hidden one is leak detection, $200 to $500. If every fixture is tight and it still cycles, it’s the well or its pressure tank, a well contractor’s call.

Pressure that drops a little every year

Galvanized steel supply pipe rusts from the inside, so the pressure falls slowly until a shower upstairs is a trickle. The fix is new pipe, not a new faucet.

Water where it shouldn’t be

A damp patch on a ceiling, a warm spot on the floor, a meter that keeps ticking with every tap off. A slow leak inside a wall does most of its damage before it ever shows itself.

A drain that keeps coming back

One slow sink is a sink. Two slow drains on different floors are sharing the pipe out to the street, and a basement drain that gurgles while you run water upstairs is the main line talking.

After a heavy rain

After a storm in Midland, check the basement drains.

Heavy rain finds the weak spots in a house’s plumbing. Four checks you can make yourself, then call us and we’ll look at the rest.

  1. Water coming up a floor drain?

Clear water with no smell is usually groundwater. Gray water, or a sewer smell, means the main line is backing up: stop running water in the house and call us.

  2. Drains slow or gurgling since the rain?

A main line with a cracked joint or roots in it can take in groundwater during a storm and slow down. A sewer camera inspection, $89 added to a visit, shows where.

  3. Is the sump pump running?

If the house has one, watch it once: it should start as the pit fills, empty it and shut off. Our sump pump replacement page has the rest of the checks.

  4. Did water reach the water heater?

If floodwater got to a gas water heater’s burner or controls, leave it off. Don’t relight it until a plumber has checked it.

Call us after a storm and we’ll check it all: the floor drains, the main line, the sump pump and the water heater. Any repair gets its price in writing before the work starts.

Choosing a plumber

How to pick the best plumber in Midland.

Questions worth asking anybody who comes out, us included.

  1. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup in about a minute. It’s the one question that takes the guesswork out of the rest.

  2. Will they put a camera in before they talk about digging?

A sewer camera inspection is cheap next to any dig, and it shows whether the problem is a root, a sag or a break. A quote to dig without one is a guess.

  3. Do you get the price before the work?

Every plumbing job on our list has a range. A plumber who won’t say where yours lands until the wall’s open is asking for a blank check.

Questions

Plumbing questions from Midland.

Only our hot water smells like rotten eggs. Is it the well?

Probably not the well itself. Run a hot tap and a cold tap side by side. If only the hot side smells, the cause is usually inside the water heater, where the anode rod reacts with what’s in the well water, and that’s a plumber’s fix. If the cold smells too, it’s in the water: have it tested, and talk to a well contractor about treatment.

How much does a plumber cost in Midland?

It depends on the job, and every one has a published range: drain cleaning for one fixture $200 to $800, main sewer line cleaning $550 to $1,650, leak detection $200 to $500, a pressure reducing valve replacement $500 to $1,000, toilet repair $250 to $900. A sewer camera inspection added to a visit is $89.
