The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Midland

Midland is still a well-water village, airport and all.

Midland started in 1873 as a railroad stop where the tracks crossed the old Carolina Road, laid out in narrow lots, and its older houses still line Midland Road, Rogues Road, Carolina Road, Dowell Road and Germantown Road. None of them is on a water main. FCWSA runs sixteen water systems around the county and Midland isn’t one. The only public pipe in the district is a limited sewer serving the Warrenton-Fauquier Airport, which brings no water to anybody’s kitchen.

The County’s plan, updated in February 2026, says planning is underway to bring public water and sewer to existing development here. Planning is the word. There’s no main in the ground today, so if your pump is failing now, the well is still your water. A new pump or tank is worth doing properly rather than nursing the old one along while you wait on a pipe.

The houses in 22728 cover a long stretch. About one in seven was built in 1939 or earlier, the middle owner home dates from 1986, and nearly all of them stand on their own lots. A farmhouse from the railroad years may have had its pump swapped two or three times while the well stayed put, so we ask what’s been replaced before anything comes up. Underneath, Midland sits in the basin rock of the southeast county, where the USGS found groundwater levels run noticeably higher than in the Blue Ridge to the northwest.

What Midland does get is wind. In August 2021 the Warrenton Airport’s weather station measured gusts to 74 mph and trees several feet across came out of the ground near Midland Road and Airport Road; two weeks later a big tree landed on the wires on Rogues Road. Out here a dead line means a dead pump. When the water stops with the lights and doesn’t return with them, we check the breaker, the pressure switch and the control box before anyone talks about the pump.

  • Nearly every house here sits on its own lot, which is where a private well, with the pump in it and the tank in the basement, usually is.

When to call

When a well pump in Midland needs a plumber.

The breaker trips every time the pump starts

That usually points down the well, at the pump’s wire or motor, not at the panel. On an older Midland well with wire that’s been spliced more than once, a resistance test from the house tells us which before a quote is written.

No gas main, no water main

Where most houses heat with propane or electricity, there’s usually no utility line running down the road at all, and the water comes from a well on the lot. That makes the pump the most important appliance in the house.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

When the power goes out

When the power goes out in Midland, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Who keeps the well records

Who looks after private wells around Midland.

Fauquier County

In Fauquier County, groundwater supplies every private household well and most public water systems, drawn from fractured rock: Blue Ridge rock in the northwest of the county, basin sedimentary rock in the southeast. Source.

Choosing who works on it

How to pick who works on your well pump in Midland.

Questions to ask anybody who quotes you, us included.

  1. Will they tell you when it’s the well, not the pump?

A pump that runs but brings up little water can be a worn pump or a well giving less than it used to. Ask how they’ll tell those apart before they quote. We don’t drill or deepen wells, so if it’s the well, we’ll say so and tell you who to call.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Midland.

Is public water coming to my Midland house?

Not yet. The County’s plan says planning is underway for public water and sewer to serve existing development in Midland, but no FCWSA water system runs here today. Until a main exists, your well and pump are the supply.

I’m near the airport. Am I on public water?

No. The public line near the Warrenton-Fauquier Airport is a limited sewer, not water. Homes around it draw from private wells like the rest of Midland. If your water is low or gone, it’s your pump, wire, switch or tank, and our well pump page walks through what each one costs.

How much does well pump replacement cost in Midland?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
