The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Casanova

In Casanova, some wells still have a pump house of their own.

Casanova began as Three Mile Station on the Warrenton Branch Railroad, and the historic village is compact: a stone mill from 1879 that became a house in 1947, and ten frame houses built between about 1880 and 1910. When the state wrote the village up for the National Register, two of the outbuildings it listed were pump houses. That’s Casanova in a sentence. The water has always come out of the ground on your own lot.

It still does. FCWSA has no service district, well, tank or plant at Casanova, and none of the Authority’s sixteen water systems reaches it. There’s no main on Casanova Road, and the village isn’t one of the service districts where the County plans public water. Whatever the age of the house, from a 1900s I-house in the village to a newer house on the roads around it, the water depends on a well, a pump, a pressure switch and a tank.

Where that tank lives is the local twist. The County’s village plan says some of the high ground around Casanova is shallow to bedrock, which keeps basements out of some houses. So the tank and switch might be in a crawlspace, a utility closet or out in a pump house rather than down the basement stairs. An unheated pump house is often the first place a pipe or a switch freezes in a hard cold snap, so a little heat or insulation out there earns its keep.

The numbers on this page need a footnote. Casanova’s ZIP is post office boxes and the Census draws no place around the village, so the table shows ZIP 20119, the Catlett area Casanova sits inside. Storms are local, though. In August 2021 wind took down a stand of trees where Casanova Road meets Meetze Road, and in July 2025 a flash flood put a foot of water across Balls Mill Road. When the lines come down out here, the pump goes quiet with them.

When to call

When a well pump in Casanova needs a plumber.

No water after a hard freeze

If the pump runs but nothing reaches the house after a cold night, a frozen line or a frozen pressure switch out in the pump house is a likelier culprit than the pump itself. Thaw it gently, never with an open flame, and call us if the pressure doesn’t come back.

No gas main, no water main

Where most houses heat with propane or electricity, there’s usually no utility line running down the road at all, and the water comes from a well on the lot. That makes the pump the most important appliance in the house.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

When the power goes out

When the power goes out in Casanova, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Choosing who works on it

How to pick who works on your well pump in Casanova.

Questions to ask anybody who quotes you, us included.

  1. Will they work in a pump house or crawlspace?

Plenty of Casanova houses keep the tank somewhere tight. Ask whether the price assumes an easy basement or the space you actually have. It’s a fair question, and the answer should be in the written quote, not a surprise on the day.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Casanova.

Is there any public water in Casanova?

No. FCWSA runs no system in Casanova and the village isn’t one of the County’s service districts. Every house here is on a private well, so the pump, its wire, the switch and the tank are the homeowner’s to keep running.

My tank is in the pump house and the pressure’s low. Pump or tank?

Watch the gauge. If the pump clicks on and off every few seconds, the tank has likely lost its air charge and needs replacing, which is $2,200 to $2,950. If the pump runs a long time and the gauge barely climbs, the pump or its wire is the suspect. We test both before anything comes up. More on our well pump page.

How much does well pump replacement cost in Casanova?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
