What’s different in Casanova

Casanova plumbing sits between Turkey Run’s high water and a well of its own.

No water main reaches Casanova. Each house draws from its own well, drilled into the sandstone, siltstone and shale of the Turkey Run Formation, part of the old rift basin running through southeastern Fauquier, where USGS finds groundwater sitting higher than in the hard rock of the county’s northwest. The National Register survey of the village even lists old pump houses on two of its lots. The well, its pump and the pressure tank belong to a well contractor. From the tank on, the pipes, valves, fixtures and water heater are ours.

That high water table, and the creeks, make themselves known after hard rain. On December 7, 2011, a creek left its banks along Meetze Road after a gauge south of Warrenton caught 2.70 inches. High water covered a bridge on Rogues Road on May 16, 2014, and shut the road on November 12, 2020; on July 16, 2025, a foot of water ran across Balls Mill Road. Turkey Run’s USGS gauge at Meetze Road peaked at 1,010 cubic feet per second on May 5, 2019. If your basement takes water, the sump pump is the first defense, and one that runs without stopping and still loses ground needs replacing; our sump pump page has the one price. Call us after the storm and we’ll inspect the rest.

Then comes the cold. Half of all years at the Warrenton 3 SE station see a freeze after April 9 or before November 1, and on February 20, 2015, it bottomed out at 2 degrees after an afternoon that never passed 16. Fauquier’s code puts frost 24 inches down, so a line buried properly rides it out. What freezes in a Casanova house is what’s exposed: a supply line crossing a crawlspace under a stone foundation, a pipe in the outer wall of a bathroom added onto an old house, the line out to a barn. If one faucet runs dry on a bitter morning while the rest still flow, the pipe feeding it has likely frozen; close the main valve near the pressure tank before it thaws.

The age of the house sets the rest of the list. In ZIP 20119 about one owner home in six predates 1960, when galvanized steel was the usual supply pipe, and about a third went up between 1980 and 1999, the years polybutylene was in use. Polybutylene is the gray plastic line, often stamped PB, and in a house on a well it can run from the pressure tank to every fixture. It tends to let go at the fittings without warning. Leak detection, $200 to $500, finds a hidden leak before any wall comes open, and replacing the whole run is repiping, $1,000 to $12,000.

What it costs

What a plumber costs in Casanova.

The same list as our plumbing page, every line a range because the house decides where it lands. You get the number before the work starts.

  • Drain cleaning, one fixture$200 to $800
  • Main sewer line cleaning$550 to $1,650
  • Sewer camera inspection, added to a visit$89
  • Leak detection$200 to $500
  • Toilet repair$250 to $900
  • Pressure reducing valve replacement$500 to $1,000

What you’d notice

What a plumbing problem in Casanova usually looks like.

A rotten-egg smell from the hot taps only

On well water, a sulfur smell that comes only from the hot side usually starts inside the water heater, where the tank’s anode rod reacts with the water. A plumber can swap that rod for a different type. If the cold side smells too, the cause is more likely in the well, and that’s the well contractor’s.

Pressure that drops a little every year

Galvanized steel supply pipe rusts from the inside, so the pressure falls slowly until a shower upstairs is a trickle. The fix is new pipe, not a new faucet.

Water where it shouldn’t be

A damp patch on a ceiling, a warm spot on the floor, a meter that keeps ticking with every tap off. A slow leak inside a wall does most of its damage before it ever shows itself.

A drain that keeps coming back

One slow sink is a sink. Two slow drains on different floors are sharing the pipe out to the street, and a basement drain that gurgles while you run water upstairs is the main line talking.

After a heavy rain

After a storm in Casanova, check the basement drains.

Heavy rain finds the weak spots in a house’s plumbing. Four checks you can make yourself, then call us and we’ll look at the rest.

  1. Water coming up a floor drain?

Clear water with no smell is usually groundwater. Gray water, or a sewer smell, means the main line is backing up: stop running water in the house and call us.

  2. Drains slow or gurgling since the rain?

A main line with a cracked joint or roots in it can take in groundwater during a storm and slow down. A sewer camera inspection, $89 added to a visit, shows where.

  3. Is the sump pump running?

If the house has one, watch it once: it should start as the pit fills, empty it and shut off. Our sump pump replacement page has the rest of the checks.

  4. Did water reach the water heater?

If floodwater got to a gas water heater’s burner or controls, leave it off. Don’t relight it until a plumber has checked it.

Call us after a storm and we’ll check it all: the floor drains, the main line, the sump pump and the water heater. Any repair gets its price in writing before the work starts.

Choosing a plumber

How to pick the best plumber in Casanova.

Questions worth asking anybody who comes out, us included.

  1. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup in about a minute. It’s the one question that takes the guesswork out of the rest.

  2. Will they put a camera in before they talk about digging?

A sewer camera inspection is cheap next to any dig, and it shows whether the problem is a root, a sag or a break. A quote to dig without one is a guess.

  3. Do you get the price before the work?

Every plumbing job on our list has a range. A plumber who won’t say where yours lands until the wall’s open is asking for a blank check.

Questions

Plumbing questions from Casanova.

My Casanova house dates from around 1900. Can the old plumbing be saved?

Often some of it can. A house that old got its plumbing after it was built, in whatever pipe was common then, and any galvanized line left in it is usually worth replacing before it narrows any further. The drains are a separate question: a sewer camera inspection, $89 added to a visit, shows whether the line out to the septic tank is sound before anyone talks about digging.

How much does a plumber cost in Casanova?

It depends on the job, and every one has a published range: drain cleaning for one fixture $200 to $800, main sewer line cleaning $550 to $1,650, leak detection $200 to $500, a pressure reducing valve replacement $500 to $1,000, toilet repair $250 to $900. A sewer camera inspection added to a visit is $89.
