What’s different in Fort Belvoir

The ground is the story in Cook Inlet. Fairfax County’s soil map puts it on Coastal Plain clay in hydrologic group D, the slowest-draining class, with the water table as little as two feet down, under houses built with full basements. On June 28, 2016, the National Weather Service logged Route 1 flooded and closed at Belvoir Court. Cook Inlet’s 2002 to 2004 houses have copper or PEX supply and PVC drains. What comes due at twenty years is the equipment: the gas water heater beside the furnace, likely on its second tank or ready for one, and any builder’s pressure reducing valve by the main. A tank water heater replacement runs $2,757 to $7,494; a pressure reducing valve, $500 to $1,000. Accotink is a different century. Reagan National, 13 miles up the river, averages about 60 freezing nights a year, and Arctic air like December 2022’s splits a crawlspace pipe. Fairfax County Fire and Rescue says to shut the valve to a frozen pipe first and thaw it slowly, never with a torch.
